  • Natbag - hoping we get to hear good news from you tomorrow, still got my fingers crossed you will complete.

    No news from me today. Our solicitor thinks we probably won't exchange tomorrow, looking more like next week. He's going to chase our buyer's solicitor tomorrow, as they took ages to get our completion date agreed.

    As it turns out, we’re competing tomorrow too.

    It was due to happen on Wednesday but due to the sellers solicitor being unavailable, we couldn’t exchange with enough time left for everything else to go through. We have finally exchanged today and the solicitor is hopeful it should be complete by mid morning tomorrow.

    Fingers crossed and best of luck to everybody else reaching the end of the road tomorrow!

    It’s happening! We haven’t exchanged yet but the money is available and we will be exchanging and completing all at the same time tomorrow!
    We’re packed up, still a million things to do but the van is rented and we are ready to go once we get the go ahead.
    Can’t believe we actually managed it!

    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    oh natbag i'm so pleased for you, I have fingers, toes and everything crossed.

    Little help please guys for FTB...home buyers report is finally back. Nothing major, gas and electric certificates missing, some planning permission to be checked. All of that to go to solicitor I think?

    Some issues we knew about, no problem as that was reflected in our offer.

    Some issues internally about flooring and doors, going to check them out today but doesn't seem urgent, happy to take on.

    Some roof issues we didn't know about, nothing huge but we'd like them to be resolved if possible. Now do we approach the EA? Or does the solicitor do this for all issues in the report?

    I assume we don't share the report with the EA?
