27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!

@birdmadgirl8 that's fantastic news! Take every little success you can and celebrate that you're 1 step closer to completion! We've been stagnant for so long on our purchase but have also had good news today, we have finally received the report on the titl and a list of the enquiries our solicitor has raised. The vendor has stated on the forms that they want to move ASAP and as soon as they answer our enquiries we're ready to get moving but I'm assuming it all depends on their purchase as to when we can actually complete! Its all looking very positive though. It may have taken 8 weeks just to get the draft contract in the first place and a further week before we saw it but it feels like its all starting to happen now! Question... who can sign the title deeds as ourr witness?2

I got my solicitors secretary to do it but I do have the bonus of being a 15min walk from the office!!
Still waiting for dates my end.... Everyone agreed we're ready to go a week ago now.... Yet my sol says he hasn't heard anything from the chain re dates arggggg0 -

Hi everyone. It’s sad to see so many of us dealing with these limbo situations but I have to say I’m glad I’m not the only one! My sale/purchase should have been simple too, selling to a FTB and buying an empty property from the children of the former owner who passed away last year. On the purchase side I have been ready to go for the past six weeks but my buyers mortgage is taking forever and their solicitor has become completely unresponsive to my solicitors emails for any updates. My sellers getting impatient now and have a horrible feeling this will all end it tears, but other than chasing my own solicitor and EA for any news I feel completely powerless! The sad thing is I only managed to get this new place in my price range as it needs a lot of modernisation, if I lose it the chances of being able to find anything else in this area is low. How is everyone else staying sane?!

I have received my contract/transfer/land registry paperwork today for signing. Still no mention of these outstanding enquiries and where we are with them but I am really hoping that receiving this paperwork today is good news and things might be nearly there but reading other posts, I can see some people signed these weeks ago and are still not there eek!!1 -
Well I've been told my sellers have been reassured that it's better to wait for us than to put their house back on the market and try with a new buyer. So they're hanging on in there with us for now. And both buyers are ok to wait too. I'm not sure how long that will last, but it takes a little immediate stress off my shoulders. I'm going to have to really push my solicitor to push, chase, beg, whatever it takes for this to move as quickly as possible for things to stay that way, but honestly, my nerves are in tatters and we still have a way to go yet. Sigh, I just hate this whole bloody thing.2

Can anyone fill me in on the pros and cons of exchange and completion on the same day vs separate days?
Personally would love a bit of a gap so we have certainty of the day we need removals etc and I am a person that likes to know the plan! Grateful for any thoughts on the matter0 -

Hi everyone! Good luck with all your purchases and sales. I hope you don't mind me joining in
I'm in the process of buying my first house. I'm super excited because for years we've been cooped up, renting a little flat, and now we're buying a big beautiful family home twice the size of our current place! Also super anxious! It all seems too good to be true!
Our searches are out at the moment, due back on 19th May. This is longer than any estimate I could find online but I'm guessing covid + stamp duty holiday means there's a bit of a queue! I know we've been lucky so far with the rest of the process, I'm not sure if we'll hit our 1 June completion date though!
Here's my timeline:
March 25: Started looking for properties
March 26: Applied for mortgage through broker
March 28: Mortgage in principle!
March 29: Made offer
March 30: Offer accepted!
April 6th: Valuation
April 9th: Mortgage offer!
April 12th: Survey complete - no reds
April 13th: Draft contracts
April 14th: Searches requested and enquiries raised
.......LONG WAIT......
May 19th: Searches due back??
June 1: Completion date??
