    They do use our portal (business e-services) so should be aware of what the request process/channel is and what proof of urgency is required. But only they can really explain how they process such matters. 
    Hopefully things can move quickly but a note of caution, if it’s still not in order it may be cancelled again - hopefully they can confirm for you in early Jan as suggested

    The application is still with us and it’s not been expedited as yet. I can’t find a record of a request to do so  https://www.gov.uk/guidance/request-an-expedite
    There’s no mention of another transaction either. 
    I’d suggest asking the conveyancer to request expedition as per the linked guidance 
    Thank you for looking into this for me, it's really appreciated. It's disappointing that the expedite request has not been put in already and as such I have now requested it with supporting info as of today (Cust ref: 220105-129445). If someone would be able to look into this it would be appreciated as it is currently holding up refinance.

  •  Hi, further advice required here, please.

     We've seen a property we like, but an LR property search ( which we routinely carry out after a previous purchase was aborted due to defective title) comes up with the following information: "Sorry, we do not have a record of any titles for this property. This does not necessarily mean that the property is unregistered".

    We believe that the elderly occupier has gone into a nursing home. Is the above response to my enquiry likely to be an indicator of pending change of ownership to a family member?

    It's more likely that the property hasn't changed hands recently so just has never been registered.

    Possibly. However, last time we found ourselves inadvertently buying an unregistered property, where the owner/occupier had bought the property new, hadn’t bothered registering and the deeds were lost, I’m pretty sure that the wording of the LR search engine’s response was different.
  • Hi, I would like to check is a title register has been updated yet. I understand it was not in order the first time and my conveyancer resubmitted it in August but i haven't received the documents yet. Is it still waiting to be processed? The title number is SK363786

    Deeds are recorded electronically which the buyers solicitor sends the relevant document to LR.
    Not sure how they can be lost.. they must have had a completion statement  or solicitors would have kept a copy.

    However to your last request it is more than likely the property hasn't previously been sold and not on the electronic version so paper deeds will need to be found.

    POA's will normally take over if a relative has succumbed to a nursing home if that has been arranged so the only way you will really know is going through the process of buying and asking the vendors solicitor
