Thank you so much Land Registry - that’s really helpful.I will ask for further information. We have just been told it’s the fault of the Land Registry and it doesn’t all quite add-up given that we have just been sent a TR1 to complete. The original only had my partners name on it and so I am guessing that this is the issue and it wasn’t rectified until we have come to sell.0

Hello Land Registry
I'm trying to check the seller has correctly pointed out the land that comes with the house she's selling, before I make my offer. On the address search on the LR site the following list comes up:
Freehold no.x (road name), Price Paid/Value Stated Data: No
Leasehold no.x (road name) Price Paid/Value Stated Data: No
Freehold land at no.x (road name), Price Paid/Value Stated Data: yes
Freehold land at no.x (road name), Price Paid/Value Stated Data: No
My question is, which ones are the latest/relevant ones that I should be purchasing? The ones at the top of each list?

If you know what’s being sold re location then try the Map Enquiry option for a ‘direct hit’ result.But I’d be asking them for the precise details just to be certain“Official Company Representative

Hopefully, a simple couple of questions:
I've recently cleared my mortgage. I've had a notification from the Land Registry alert service that the lender has lodged an application as I expected.
What is the current timescale for the lender's application to remove the charge to complete?
Will the alert service tell me that the application has completed?

I can't really ask the seller as it will be just as good as saying "I don't trust you". And it will be awkward relaying this message via estate agent.
Map search just gives me the same list, unless I need to use a desktop instead?
All I want to check is, does that garden belong to that house?0 -

All I want to check is, does that garden belong to that house?But if it’s the garden then use the Map Enquiry option as suggested and rely on the direct hit outcome - you’ll get a list as the 5m radius will touch others but a direct hit should still show up.Personally if unsure I’d be asking them to confirm. HI, I wonder if you can help please? I had a repair assistance grant from my local council for damp proofing on my house in 2014 and I stupidly didn't read the conditions properly. On selling my house the searches have shown this as a land charge of almost £18,000. I have now added this amount ot my mortgage and have had a revised offer. My solicitor has advised that having the charge removed in a 'complex' process. Can anyone advise please of the complexities of this and any approximate timescales. The vendors of the house I am buying are being threatened by their vendor that he has a better buyer and wants to complete by end of May so I am very worried. Thankyou in advance.
