    Hello,

    I've inherited 50% of a flat abroad. Never lived there nor intending to.
    What is my position wrt the SDLT if buying a new property?
    Is it the same as if I have owned another house in UK, lived there and intended to keep it after buying a new property?

    We are purchasing a property consisting of 5 titles, One for the dwelling, which has a normal address, and 4 for fields around it which have title numbers only.
    One of the "Register of titles" (numbered only) cross refers to (but doesn't have details of) a clause within the "Transfer dated xxxx" that has to be complied with. That document hasn't been provided in the pack up from the sellers so we cannot find what the clause is and therefore how it affects the land, this is now the main cause of delays. 

    Can I, and if so how, get a copy of this "Transfer"?

    If it’s referred to as being ‘filed’ then you can apply by post for a copy. 
    Odd that it’s not in the ‘pack’ provided though so check the register wording as that may explain why

    I have already had an electronic copy of the Title Register (£3) which refers to the “Transfer dated xxx2004”

    The .gov web page for fees says;
     “
    The deeds could be made up of several documents. Each official copy of a document costs £7”.

    1.    So, how do I find out how many documents are involved so I can decide which ones to get and therefore send the correct fee?

    2.    Or, can I just apply for the “Transfer Dated xxx2004”?

    Under the Charges register on the Title it says a copy of the Transfer is filed so I assume there is an electronic copy. Can I apply for this online and if so how? or have I got to apply by post and wait for a reply?

    P.s. electronic copies are usually within a couple hours, can you give any indication of time scale for surface mail turnround?

    If it’s referred to as filed then you apply for a copy using the form OC2 - cost £7
    Its a postal application only and these are processed with 2/3 days

    Hello Land Registry, 

    We bought our house in August 2020 and the Title has not yet been registered. This has been discovered as we have just sold the house. The solicitor has asked for the case to be expedited due to the sale. Two questions really. How likely the solicitor did submit the TR1 form as claimed in August 2020 - especially as they have just sent us a form to indicate how we’re organizing the purchased (it is a joint purchase). They are saying Land Registry are at fault and hadn’t actioned the TR1 . And how long is this likely to take under an expedited process.

    We do have delays but if it was a TR1 part of the delay is very likely to be outside of our control for example the application was incomplete and we needed more or there was a prior application against the same title. 
    Only your solicitor can confirm as they have the specific details and you’ve not shared those here. 
    Expedition means it should be looked at within 2 weeks but everything still relies on it being in order and there’s a suggestion here after 8 months it might not be?
