    Also, when ordering historical copies of titles, presumably in order to find out the previous owner the date of title required is the day before that shown for the current owners taking possession?

    A postal address starts with the relevant local authority as they manage it for electoral roll purposes.
    The address is then provided to Royal Mail and it is usually their data, not ours, that the services you refer to then use. We rely on the same address data for example for our online service and we then link our own data, the title details, to it in the result(s)
    So I would suggest checking with your LA and Royal Mail first to confirm the postal address held by them. You can also apply to update the land register if that spelling is wrong.

    Yes re two separate documents
    No - you need the previous edition date so I would suggest contacting us first to enquire as to what that date is

    My late father's house was never registered.  I am the sole executor and after paying my brothers their share I intend to live in the house. Can I register it myself or involve a solicitor when buying my brothers` share?

    Whilst you do not have to use a conveyancer/solicitor we always recommend that you do as they are familiar with the forms/process and can offer wider legal advice
    The transfer into your name will trigger the need to register it for the first time

    im in a bit of a unusual situation. I’m currently in the process of buying an unregistered property and the estate agent selling had told they have been unable to obtain the title deeds (seller currently is in a highly dependant/vegetative state). I am a first time buyer so it’s been a bit unnerving but I want to proceed with the purchase and have been advised to take out indemnity insurance. 
    My solicitor hasn’t been overly helpful as he hasn’t dealt with a situation like this before, so would the above mean I would only be able to get possessory title? From what I understand that makes it difficult to sell in the future and I wouldn’t want to buy something would have a low value, even though it will be my family home.

    If the deeds cannot be found then our Practice Guide explains how an application for first registration would be made.
    Indemnity insurance is something you/your conveyancer might discuss to insure against identified risks as appropriate so something to pick up with them.
    The class of title won;t be decided until the application is considered although it is likely. Two things to stress here would be that any class of title is better than no deeds/unregistered title and it does not always make it difficult to sell as a buyer can, like you, consider indemnity insurance as well re their own identified risks.
    Note - the health of the seller is something that will also come into the mix here and is likely to make things harder to complete as you will be relying on whoever is acting for the seller at this time e.g. their attorney

  • Thank you for your super fast reply, and I agree with you any sort of title is better then unregistered. I will ask my conveyancer to scrutinise it more before exchanging contract. 
    I will do some of my own research as well thanks again. With coronovirus I’m assuming the registration will be heavily delayed?
  • Just to confirm the form used has to be FR1, DL and (preferably) ST3?
