Apologies if this has been covered before...
We bought our new house in October. The seller had bought the freehold the year earlier but there was still 2 titles in the property as they had not been merged. My solicitor said that at time of completion they would apply for the 2 titles {which we now own both} to be merged. This was 2 months ago and we have not heard anything. I checked on the website and bout a copy of both the lease and freehold titles and these are still in the seller name. Is there a delay on this and will we be notified if the title Changes? Reason I checked is the house sold price appeared in right move and stated the house is leasehold when it's not? Any idea please? Thanks0 -

You'll have to check with your conveyancer to see when they lodged the applications. If the freehold and leasehold were both registered under their own specific titles then the average timescale is 2 weeks from submission so it reads as if there has been some delay.
The applications must have been lodged as the price paid detail is uploaded on receipt. At that stage, namely prior to merger, the value is in the leasehold hence the online details you have confirmed.
Merger will only happen at the end of the registration process

Understood although I really meant re timescales - I can see it has now been expedited so we will have written to your solicitor (today) to confirm that and advised that it should be considered within the next 10 working days
As you already appreciate the seasonal break can impact as whilst we are closed on 25th/26th Dec and 1st Jan the number of people in will be diminished on the working days.
Checking again on Monday may well be too soon but your solicitor can check online and let you know as and when there is movement for example“Official Company Representative

I am an owner as tenant in common of a property that I have no physical access to. It has a name, not a number. This name has recently been changed on the title deed, without me being asked. Is this a correct procedure or should I have been asked for approval? It has been changed to a name it used to have years ago. This also coincides with another tenant in common owner dying recently. Their name is now off the Title Deed, with no additional name added. There are 3 owners now, including myself.

Since writing last I have had a meeting with the neighbour and he is happy to get this sorted out with no dispute from their side as to what is on the ground as opposed to half of my property being on their title so that's great.
My questions are;

I have agreed to pay my neighbours legal costs and he understands he needs this all sorted too otherwise he will also have problems in the future if he tries to sell.
I really need this sorted the quickest and easiest way as I have lost 2 sales now. 1 which was the buyers circumstances and the second which was how this all came to light. It's nearly a year now since my property first went up for sale and this is having such a negative effect on my health.:(
Dear Land Registry
It's now 8 months down the line and the transfer of part has been done.
My solicitor said the have had the 'details' and they are now being uploaded by the LR and this will take a long time. I am still trying to sell my house and wondered if you could let me know how long it should take.
She said it could be expidited if I get a sale but I am so nervous the documents won't be correct after all the problems I have had so I want to see it all on paper before it gets that far.
Below is from the solicitor with reference numbers.
If you could let me know when this is due to be finished/completed etc I would be very grateful. Many thanks
the parent title number is DY188406. The land you will acquire has been allocated a title number in readiness of completion which is DY53901.0 -

Without specifics details it’s impossible to comment other than to guess that the address was updated based on info submitted and/or a check on address details held by local authority.Royal Mail
