Years back, I agreed to help a relative financially to purchase a property. And so I got on a mortgage with the relative but NOT on the deed. At first, the land registry were a bit iffy but after a bit of back and forth with the lender and the land registry, the land registry finally agreed to only have my relative on the deed without me. So as it stands, I am on the mortgage helping with the debt but not on the deed. The way I see it in other words, I have a mortgage but I do not own a property.

Fast forward few years to present time. My husband and I now want to purchase a property with the help to buy scheme as first time buyers. The help to buy website states "if one already have a property, then one is not eligible for the scheme". I called help to buy and the agent I spoke with wasn't too sure and says we may NOT be eligible for the scheme because I already have a mortgage. I explained to the agent that I am on a mortgage but do not own a property. The agent said he will clarify things and get back to me.

Does anyone know if one qualifies for help to buy scheme if one already have a mortgage but not a property?

Not an area we can advise you on I’m afraid. I’d expect Help to Buy to be able to answer that Q though as it won’t be an unusual Q.

Update - we’ve not been able to change it yet as we can’t confirm the change from available data. We’ve asked solicitor for more.
A change of address or confirmation comes from the local authority. As such it might be worth contacting them to get that confirmation so a copy can come to us for the update to be made?

I have been informed that my property deeds were lost in a warehouse fire. Won’t list any company names here, it was a while ago. How do I go about getting the deeds for my property as economically as possible. Thanks in advance

Is your property registered at the Land Registry? If so you’ll be able to obtain your title register from them. They may also have copies available of certain pre and post registration deeds if they are referred to in the title register.

Online if the property is registered
The register confirms ownership so do read the full guidance and view the example register

If unregistered and deeds destroyed then our Practice Guide 2 explains what to do to register

Still pending and waiting for more info from lodging solicitors. You’ll need to contact them for specific details of what’s being asked for

For the freeholder's address on the deed of variation, should it be their current address or the address provided in the Freehold office copy entry of the title? The official copy entry is the old address which was changed with Companies House in 2007 to their current address.

Whichever one they choose to use - it makes no difference from a registration perspective what address they refer to.
It is the name and execution that count for our purposes

Hi Land Registry,
I have spoken to the solicitor and they've not received anything.
