    Hi Land Registry,
    Could you please advise whether there is an update for the title number ST277197.
    It is an urgent one as there is a buyer waiting, I was advised it would be looked at between 5 and 10 days and was submitted 2nd August.

    It's been referred to one of our lawyers to consider. Hopefully it will be considered by them next week and next steps decided upon.

    I am currently Joint Tenants with my son and now want to change this to Tenants in Common, do I just complete form SEV for this. I understand there is no charge. Do I have to mail this, or is there a way of doing online. Or can i take into the nearest Land Registry.

    We are purchasing a freehold property which has an "Allocated parking space" which is on leasehold land. As the management company that was previously managing the spaces no longer operates the solicitors have asked LR if the restriction below can be removed from the deeds or at least a change of who owns the land currently (I'm unsure which). The exact wording on the deeds is:

    "RESTRICTION: No transfer or lease of the registered estate by the proprietor of the registered estate or by the proprietor of any registered charge, not being a charge registered before the entry of this restriction, is to be registered without a certificate signed by *Management company that no longer operate* of care of *management company solicitors* or their Solicitors that the provisions of clause 5.3 of the Transfer dated *house build date* referred to in the Charges Register have been complied with."

    Our house offer was accepted back at the end of March and solicitors finally picked this up in June and applied to the Land Registry for clarification. The sellers solicitors are currently blaming delays on the LR and it transpires that the initial paperwork the solicitors sent to LR were rejected. The paperwork has been resubmitted and we were told the response from LR would be 5-8 working days and we are now still waiting for a response for 3 weeks.

    Are the above timeframes given by the solicitors realistic? Are there other issues that could be holding up the final purchase?

    Unfortunately, we are desperate as we gave notice at our rented house and have had to move back in with parents due to the delay. My wife is pregnant and due in January and we just want to get in to start decorating the nursery!

    The Title Numbers I can find on the deeds are:

    I'm not sure if this is the correct thread to be asking this question, so if it isn't I do apologise in advance.

    If you are wanting to buy a freehold off a vendor when buying a property, how are the costs worked out? Can you find out before buying the property what the cost of purchasing the leasehold will be so it's freehold & you own the land the property is on?

    Wrong thread I'm afraid. And all a Q of what you are inc in 'costs' such as professional fees, what the freeholder wants for it etc etc
    I'd try a separate thread to see if anyone has own experiences to share

    There is an application against K964917 which was submitted on 27 June. We last wrote tot he lodging solicitor on the 2nd August but I can't see a record of any response as yet

  • Hi thanks for reply, I also just realised that I need to also change my name as since married., I do not want to use a Conveyancer, can I just take all my paperwork to an office and do face to face.

    Our online guidance explains how you can apply to update the register and links you to the form AP1 you should submit along with an official copy of your marriage certificate. There is no fee.

    Whilst you can deliver it in person at one of our 14 offices we don't update the register while you wait. Far better simply to post it and a week or so later you'd get the updated register and official copy of the marriage certificate back

  • I have chased previously as have my solicitor and was advised it would be looked at this week by the lawyers but we have heard nothing yet. As previously discussed I am waiting to complete and this is holding up the sale so is extremely urgent and stressful. Is there an update? Title number ST277197.
