I am making an application for transfer of title currently registered in mine and my ex husband's names.
On the TR1, in the "name of transferor" panel, do I put just his name (as he is the one transferring the title), or both my name and his name (as we are both listed on the title deed).
Also, we now live in different cities at other ends of the county, but the AP1 says all applicants who need their identity verified need to attend at the same time..... he has had his identity verified by a conveyancer, and I was planning to visit in person with my ID and all the forms. Is this not OK?

You can only transfer the whole of the legal title so it would be the two if you transferring to just you
If you were both having your identities verified by us then you have to visit at the same time. The application would have to be complete and submitted also.
If we are verifying only your identity then you'll need the application and confirmation of his identity completed/provided before we'll verify your identity

Thanks - following on from that, the "signed as a deed by..." panel doesn't really have space for two people to execute - is it ok to have another panel signed by me (I printed it out and all the pages are separate) or does just the one panel have to be signed and witnessed by both people?

Panel 12 is usually plenty big enough for execution by two people but if you need to expand it then you can before printing
You can't add another panel 12 and/or have two identical pages so if you need more room then you'd need form CS (continuation sheet)“Official Company Representative

Hi, we’ve sold a property which the boundary line on LR is slightly different to the actual boundary. Our solicitor has applied for adverse possession which is now in expedite status. We’ve been told that the LR need to come and do a survey then possibly issue notices to the other side. Do you have any rough idea on how long this takes? I know all cases are different I just wonders how long it takes to do the survey and how long the notices that are issued now. We’ve had use of the land for over 12 years.

A survey is normally done within 10 working days of being requested by us
Impossible to give specific timescales re the wider checks you refer to without knowing the specifics.
In some cases checks are completed within 3 weeks but in others the period can be much longer, for example 13 weeks depending on the type of application and whether the claimed land is registered.
A decision as to which wider checks (if any) are required won't be made until the survey has been completed and considered“Official Company Representative

Hi,
I was having a clear out & going through all of my house information & noticed that on the Land Registry documents it says I have a garage (under section A: Property Register). However, on the plan of the deeds it appears there is no garage there. Can I claim for indemnity as it was 7yrs ago I purchased the property? Thanks0 -

If you think the registered extent is wrong then use our online contact form to submit the specific details so we can check

If a portion of land (the garage) is registered on the title plan with red edging Land Registry wouldn't normally include the 'and garage' or 'and parking space' as it is clear from the title plan that the proprietor owns that land.
As you point out, there is no red edging around a garage, so I suspect it's a 'right to use' which would probably be something mentioned in the transfer from when you bought the property.
If you still have the transfer have a read through that and see if that offers any clues.0 -

Could you please advise whether there is an update for the title number ST277197.
It is an urgent one as there is a buyer waiting, I was advised it would be looked at between 5 and 10 days and was submitted 2nd August.
