Land Registry
We own a property that is leasehold but are getting a BTL mortgage on it. On the official copy of register of title it states that the lease expired December 2018 but on our title deeds it says December 2118. How can we rectify this as the answer is not very easy to find on the land registry site.0 -

I've posted on here numerous times and you have helped me greatly regarding my house purchase.
We're currently ready to purchase the house but it was discovered upon looking at the title plan that a strip of land had been omitted. Long story short, the previous owner, who has since died, bought this land and it was never passed on to the current owner when they bought the house. The current owner has lived there for over 20 years with no issues so has recently put a claim in for adverse possession.
Our mortgage lender has stated that the land has to be included for the sale to go ahead.
As far as I am aware the adverse possession claim for the title number: DU67189 is currently with yourselves. The property in question is 7 Ellesmere, DH4 6DZ.
Are you able to advise me on how long we're looking at to get this sorted. We have very little time left to port our mortgage over and I am worried we will lose a few thousand because of this.
I am grateful for any indication you can give me about this.

An application was made against DU67189 on 29th June but it was wrongly lodged and so rejected. Can you check with your solicitor as to whether a fresh application has been submitted and if so under what title number/reference please?“Official Company Representative

I feel like this house purchase is just not meant to be, it all seems to be going wrong.
We have spoken to our solicitor who has checked with our seller's solicitor and they have admitted that they messed up. They have re-submitted their application for the same title plan DU67189 on 2nd July. If you could give me any indication on anything at all, that would be amazing, thank you.0 -
Hi,
I urgently need some advice as my buyer (understandably) will not exchange contracts until my Lease Extension has been registered with Land Registry. This was expedited by my solicitor yesterday.
My vendor is pulling out on 29th July if I have not completed by then and Land Registry informed me today that the Lease Extension had been received as expedited, but may not be registered in 10 days if there are queries.
This has been an exhausting process of continual chasing of Guinness Housing Association and their Solicitor over delay after delay and my children and I are broken-hearted that we could potentially lose the home that we found,and the conveyancing, brokerage and valuation fees, leaving us back at the start of years of saving to try again before we can buy again.
I also need to find us somewhere to move to urgently, in order not to lose the buyer, who wanted to complete at the beginning of July.
Would you have an idea of the process and time it usually takes to complete the registration?0 -
Hello, i purchased a house from my local council. The sale went through back in February. After raising a query with them recently they have said the title plan they sent me and that I was then sent from the land registry upon completion is wrong. They have sent me an amended version on 1/7/19 that takes away about a quarter of the original boundary! (It’s a garage and my house is built on top of this) they said they will contact land registry to get it officially changed. My question is can they just amend the documents registered with the land registry on my property without my consent, now that I am the owner?0

Morgoed Estates have just sent me a letter to say we can buy our freehold from them and they will sort out the admin. I have the OC1 form which confirms they are the freeholder. Would it be straightforward for me to register the freehold with the Land Registry if I did buy it off them?0 -
