Can I terminate my tenant's tenancy early for having an unauthorised pet?

    Their massive dog was running loose in the back garden and came at me making an aggressive display. I have video footage of it scrabbling its paws against next door's window and appearing to bite against the window to try to get in.
    Forgive me for not double checking but was this not a detached house of some substance, how did it get to the 'next door's window'?

    In terms of being legally dangerous, the breed makes a significant difference.

  • OK I understand.., but that still doesn't make it a dangerous dog. Scary, yes, but dangerous (legally) no.

    And how did this happen?

    Not dangerous?!! The only reason I still have both my arms is that I sensed something was wrong when I stepped out into the garden ! The tenants had left their back door wide open (they were out at the time, how responsible!) and the dog soon came barrelling through the house as soon as it heard me. Luckily it made a lot of noise and I had time to run inside and shut the door behind me before it came up against it snarling and scrabbling. It then went to the window to stare and growl at me and was trying to scrabble in through the sides of the window with single-mindedness for five minutes, I left the room and locked the kitchen because I was so afraid it might manage to get in. Let me remind you that this apartment (that I entered through) is owned by a family who have young children and that this garden is shared, what if they had come home today while my tenants were out and it had been a child in the path of this 'just scary' animal? Would it be OK for it to terrorise them in their own garden and through their windows? This is pure stupidity and recklessness on the part of my tenants, I have no doubt that I would have been bitten if I had not got through the door in time. But at least I took a video of it, snarling its teeth through someone else's window and scratching at the glass and if that is not dangerous behaviour I don't know what is.

    I have already said several times that it is a Czechoslovakian wolfdog (admitted by tenant, I am familiar with these dogs and believe this is correct) which is not a banned breed, it is a large male which has clearly not been raised and socialised properly and should not be allowed to run free in a shared garden under any circumstances

    The ground floor is divided into two separate dwellings now which both open out onto the rear garden.

    How do you know the tenants were out?

    Or rather... WHY do you know the tenants were out?

    Honestly they will have a harassment case against you at this rate.
