He is just advising at the moment (not for free of course) but we believe I may be able to get the tenants to move out of their own accord based on my knowledge of what is going on at the property and action I could potentially threaten to take if they did not.0 -

Their massive dog was running loose in the back garden and came at me making an aggressive display. I have video footage of it scrabbling its paws against next door's window and appearing to bite against the window to try to get in.0 -

OK I understand.., but that still doesn't make it a dangerous dog. Scary, yes, but dangerous (legally) no.
And how did this happen?
You also don't seem to be able to take on board that
1) You have put yourself into legal jeapardy regarding the deposit. Is it protected?
2) You start threatening the tenant in order to get them to leave before their tenancy agreement is up.., again it puts you on shakey ground in terms of harrassment - I don't see at the moment that you have legal grounds to make any 'threats'.
3) You start making these kind of threats of taking action to end their tenancy early - surely you realise that this will not exactly encourage them to take care of your inheritance - a 17th/18th century bed can't easily be replaced if damaged?
At this point I give up lol. You seem to be intent to compound your original mistakes.., if any of this is true at all.0 -

I know what breed it is, she admitted that from the start - it could be a poodle for all I care if it is loose in a shared garden snarling and snapping, but obviously its size and bite strength makes it very dangerous if it does ever get hold of anyone. I could have been a child....!0
