I'd have washed the dishes and taken the clothes off the airer. Told them that you hadn't had chance to do a big tidy up but they were welcome to look around. They may have had cash to burn in their pockets, been amazed at what you can get for your money and just looking for a holiday home without being too fussy about the exact location.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. The other reason for allowing the buyers/sightseers to visit is because it keeps the EA on side. You don't want to be too difficult and picky, or the EA will prefer to show other people's houses rather than yours.No reliance should be placed on the above! Absolutely none, do you hear?0

It is interesting. I would most likely buy a house that needs stuff doing so would certainly look beyond mess and smells, INA way the worse it is the more I am thinking I can get a bargain....but I guess that is not the market you are selling to.I think....0

One thing I have learnt from watching property TV is that most buyers are not able to look past surface mess. Think of those shows where you see prospective buyers looking round a house and not liking it, followed by the TV property experts helping the sellers to spend a week of labour and a few hundred quid sorting the place out, with a grand finale of the exact same buyers looking at it again and loving it so much they offer lots of money, having completely failed to see that if they were happy to put in the week of work and few hundred quid themselves, they could get the same house for much less money.Do you know anyone who's bereaved? Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.0 -

Regardless of condition, they're more likely to buy it if they can get in the door than if they can't
Understand PN's view. If she was out, there would have no option anyway.
I'd have tried to accommodate. I learned to live a little bit differently when selling houses. And how to use the car, washing machine and any other recepticle for short term storage of random mess during viewings. One genuinely doesn't know who the buyer will be.

Pastures, we all think your house looks great. You are doing a fantastic job of preparing it, and you can do ours when you have a spare couple of years, please! It doesn't have to be absolutely perfect for every viewing, though.

Our last but one house sale (in 1995!) was to a couple who asked the agents on Friday afternoon for a viewing on Saturday. Agents asked us if that was OK on the Friday afternoon, just as we were leaving for the weekend with a 4 year old and one under 2. We had just dropped everything as we came in from school/work, picked up our stuff and packed the car. We did explain to the agents that the house was in a mess but the viewing went ahead anyway and those people bought the house.
I am not what you would call house-proud at the best of times.0 -

I also tend to take people a bit literally, so when they ask for 1 hour, I assume that's because they need it to be exactly 1 hour, rather than say 2 or 3.No reliance should be placed on the above! Absolutely none, do you hear?0
