    With a viewing it is "exact" .... and, you have to avoid the viewers "loitering/seeing you leaving/whatever" for 5-10 minutes before that... so, 1 hour to a viewing I'd aim to be out of the house at quarter to .... so that's now down to 45 minutes time to clear up, wash up/wipe/dry/put away, tidy up, hide away, straighten, dismantle PC gubbins, remove net curtains, get out.


    What I was wondering was whether you could say to the EA "I can't do 1 hour, but I can do 2 or 3 hours." I appreciate that, in rabbit in headlights mode, you simply said no, but I was thinking about the next time this happens. Sorry to go on so!

    Ah. You see .... I can't do "thinking on my feet when the unexpected presents itself". I'd have needed to take in the information and process it ...

    What I want to know is - what did the first person to try chicken think it tasted like?

    And, on a similar line, what was the best thing before sliced bread?

    I've heard it said it was a brave person who first ate blue cheese.

    Apparently at least one cheese variety was invented by throwing a round of cheese on a dungheap and then somebody rescued it much later and thought it was worth eating. :eek:

    I am a very trusting individual, but even I am sceptical about some of the facts in that article. Clearly, bears are mammals and in the right circumstances they can be milked.

    I think the thing is that, it doesn't need to be perfect ... and you don't know who will buy it ....

    .... but it was Saturday afternoon. At close of business Friday I was already in the mind set of "well that's it for this week, I can relax now as nobody will be seeing it tomorrow"... kind of "super relaxation/doss mode".

    Due to my speshulness, "change" is a huge issue - and, with that, comes "drop of the hat, didn't expect that, immediate decision making required" - and, with 2 hours' of work to get it "how I'd like it to be" ... 1 hour just wasn't going to cut it.

    I kind of went into "rabbit in headlights mode".... and panicked.

    Yes, I could've not bothered too much ... and done what I could before scarpering and leaving them to it ... but I think my anxiety levels would've been through the roof.

    I think "missing out" has just unbalanced me for 1-2 days -v- ripping through like a whirlwind and sitting up the road remembering all the bits I'd have liked to have tinkered with would have unbalanced me for a week :)

    In short: I need more warning to be spontaneous :)

    You're right. It doesn't need to be perfect and you don't know who will buy.

    I think the detail you are going to is ideal if there's loads of time, but it is not always to be expected. In a 15 minute viewing, no one is ever going to notice things like the radiator key - and it isn't odd anyway. It's logical. A slightly smeary window in the wrong light is rarely noticed but always forgiven. The hoover being out might send a subliminal message of 'no storage' but only if there's clutter. You have no clutter so the message will be 'hoovered for a viewing'.

    Perhaps you could live with the radiator key in a specific draw if you feel that people might be bothered and it saves you time. Aame sort of thing for any other niggles you have.

    There is a difference between what people prefer, given a choice, and what people will actually not notice or just put down to people 'living' in a house. I personally think a little bit of imperfection is just right. It makes a house a bit more like a home.

    Anyhoo, before I typed all that I just wanted to say not to relax at weekends because if the EA is open, they will be taking calls and booking viewings. Likelihood of a call is high.

    I remember doing a viewing on Easter Sunday with virtually no notice because the EA was open. By the time we arrived at the MILs for lunch (20 mins away), we'd had their second offer of asking price.

    I do recommend adapting living to being able to accommodate viewings, just in case. The downside is a perceived inconvenience, but it's the tidiest and cleanest house you'll live in and a little bit enjoyable.

    I totally understand how you were thrown. I'm really impressed that you have the ability to adapt to that pretty easily. Don't worry about the one missed viewing because you are right - most would come back.

    I think Saturday is peak business day for most EAs, and some are also open on Sundays. Find out what the opening hours are for yours, and in future, perhaps reserve "super relaxation/doss mode" for when they're actually shut.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

    After 2 weeks of absolutely nothing ... at all .... you kind of sit in your pants with your washing draped everywhere and things just piled up here and there...

    I haven't had a viewing in years, so you can imagine. Pantastic!
