Michaels, I think you're perhaps a bit hard on Pasture's house! I thought it looked very nice! Clean and tidy. It certainly gives people a very good idea of the house and garden.
I have to disagree about the carpets and the spaces in the kitchen. I really don't think those spaces have to be filled with anything, as it's obvious what they are for.
I suggest seeing what feedback comes from viewers. No point in faffing unnecessarily, as Pastures says.
The vases look nice, Pastures!(I just lurve spiders!)

Thing is, the agent knows what works well in this area ....
The agent thinks this house will sell mostly on location, catchment area of an outstanding school .... he knows what people say; he's been doing it in this area for decades, so really does "know the area and who has bought every one and what people are wanting". So, he's not a "wet behind the ears, clueless, gimp" like most are.
It all comes down to: so where do you stop....? I'm sure if I did all that, at great cost and faffery, there'd be something else you/somebody would point out.
Indeed, most of the photos he seemed to focus on "the stuff I bought in to dress it" - if I'd not gone out car booting it'd have been emptier.... as I possess no "lovely things"
Take the kitchen photo and remove what I bought: vases, flowers, clock, tablecloth. Now what've you got left? This is my world... a bit of an empty one.
Bed2: remove my faux bed, flowers/vase and art on the wall ... it's bleak.

I was trying to be constructive, just looks a bit like you are trying to sell to a LL at present not an OO (perhaps you are). For example PP for a single storey extension may not be of much interest to a family (school) buyer who might really want a third bed but if there was a suggestion that 'possibly of extending 2 storey to the side subject to PP' then it becomes a 'buy a 2 bed and profit by adding bed 3 when we need it' house.I think....0 -

PN, thanks for the link. I think it looks fine, minimalist with a bit of colour, very light and airy.
If I was going to suggest anything it would be that you have two photos of your kitchen, but they are both of the same side. What's on the other side of the kitchen?

They only put on X photos I think.... not "all/every room and possible angle".
Agree on the downstairs loo, but think that showing you have more kitchen cupboards than you have shown would be a good thing. Without it I would think you only have floor level cupboards and no wall units.

I feel cheeky asking but is there any possibility of a PM too PN?We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.0 -
