Why not just offer say £270k? What's the very, very worst thing the EA can do? Say no? Be rude? Laugh?
I think this is a great idea, I have done this lots and bought several properties significantly under the asking price.
I also was putting some land on the market, the estate agent said it was worth xxx, my view was it was worth significant more.. which we got offered.

Thought I would add a little in regards to my last post, James doesn't get his confidence from me, I'm much more like his partner, I do however get more confident (and vocal) the more comfortable I get/once I've sussed everyone out and what their weaknesses are, I could never in a million years command a room though. He gets it from his father, one of the positive attributes that his father has.
He was always a confident little boy, the one who turned round on his first day of playgroup, nursery and school and just said "Bye mum" before rushing off to play with his new friends. He also did the same when we dropped him at uni, including arriving, getting into the car park and unloading, we were in his uni town for less than 25 minutes. As soon as his stuff was out of the car and in his room, he was off with just a quick "Seeya" thrown in our general direction (he later admitted he didn't want to give me a hug as he was scared I would cry and that might start him off)We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.0 -
PN it was on the news this morning that the average house is selling for £8k below asking price. Also, saw this article about the rate of falls in the south west. Thought they might help you when you find something but are not sure what to offer. our tactic is to go 10% under but to be willing to move it up in notches. You have done well, you sold when it was a seller's market, but the tide is turning and you'll buy in a buyer's market.

After a tortuous four years, a successful appeal against a termination of studies decision at the end of his first attempt at second year due to mental health/disability difficulties, a second (successful) attempt at 2nd year and a re-emergence of mental health difficulties during his last year which threatened to ruin it again, middle son has finally been awarded his degree.
Been a long, hard road but he never gave up or gave in.We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. PN Don't give upMonnagran is supposed to be exchanging contracts very soon and hoping to complete before the end of the month; so far it's taken three years, including the bungalow she was originally meant to be buying suddenly being taken off the market because the owner suddenly decided he didn't want to move after all, and her buyers' buyer pulling out on the morning they were meant to exchange contracts!

I didn't end up being a night owl. It completely zonked me out and I was soon in the land of nod... and have only just woken up
It's the secret to long sleep: interact for 45 minutes with other peopleI must've slept for well over 10 hours after that.
