Bless u anfieldred! Thanks for the hope :rotfl: u got more than me atm.

Requested rent statement today in anticipation.

I gave up hope on my own application a long time ago. We were promised the offer was coming yesterday, and still not heard anything

Okay so I've been given a list... Is this a good or bad thing?

    1 sign declaration
    2 proof of residence of hubby 2015 & 2016
    3 Payslips & p60
    4 landlord reference
5 letter of explanation for Default
    6 Gift deposit letter
    7 Valuation

Everything is simple enough I guess except no 5 - no idea what it is for as it's just a debt collector & is over 5 years old. I didn't even know about it until I started looking at my credit to prepare for a mortgage.
Any advice on what I can say in the letter? Can I say I don't know what it is?

I had to write a letter explaining how I'd got into debt - just be honest, but, if you say you don't know what it is it *might* bring back more questions - on your credit report does it not say who it was with? was it a missed payment on something because there was no direct debit set up?

I heard back from my broker this morning and apparently all items are now marked as satisfied apart from my accountants reference and my landlords reference. Need to chase these up and then the valuation will be booked apparently.

Do feel like I'm having to do a lot of the chasing which is frustrating!

    Anfieldred..
It only gives information of a debt collection agency, not what it was originally. I have a feeling it was around the time I broke up with my ex partner and I moved out of the home. I may have missed it going there? I honestly have no idea what it is though. Potentially his mobile phone as it was in my name?

Good luck DEB82.. did you provide a rent statement for landlord reference or do they need them to write a letter?

I'd put that in there then - explain to the best of your knowledge what you think it was, and highlight that there haven't been any since (if there hasn't) , or that you've been making regular payment successfully. Your broker should be able to advise on wording etc.

Mine was basically explaining how I'd got into debt, and the last paragraph covered how much better off I'd be each month if it went ahead (mine's a remortgage), so I wouldn't have the need to be borrowing again if it's approved.

They have just asked for the landlord to write a letter at this point. I get on with my landlord just fine so don't see there being an issue with this. Sods law he's on holiday until Tuesday so need to wait till then.

The accountants reference has been returned and as such they have just told me that they will be instructing the valuation now. Will keep you updated.

Spoke to my landlord today, they were not happy with my request for a reference & said that they've never given one for a mortgage application before!
I was like... 'are you saying you're not going to give me a reference after I have paid you with no issues for 3.5 years'? My application could decline because you won't give me a letter?
They said my housing officer might be able to do it! She's barely there, she's a very busy woman - not her fault! I don't care who writes it! They said the mortgage company should send them a form to fill out which they will!
I don't think Kensington are doing this though??

Ah well, it's Friday now and no more we can do until Monday!
Have a great weekend all x

Has anyone who has had an offer from Kensington got any idea roughly how long it took to come through after being told by their broker that it was coming please?
