Yeah I see what you mean, some people by now would have caused some damage to them or vehicle without giving them the benefit of a doubt.
I am not very good at face to face as have no time for people who I think are lying so my faulty not theirs but will leave a polite sign to make them aware and hopefully does the job.
Failing that then the baseball bat will come out haha0 -
I assume you haven't spoken to them then. As was pointed out earlier, you can't really claim to have a dispute with them if you haven't even spoken to them. I would speak to them first, then employ the signs if they continue to park there. You risk winding them up by playing at traffic wardens.0

Fair point, to be honest did not know what to title it so title is not really correct as may not come to that once I take my 1st step.

Think I missed a word here but in essence it is saying if these Visitor spaces are in your Title Deeds then you have the right to use them.
So the only way they can use them is if it is in their Title which I do not think it is but as someone else mentioned I can get a copy of their Deeds which I will do.
However if they do have the right, my view would be it is a right to use them as a Visitor space would be used and not permanently take them over and park your Business vehicles there all the time.
Keep tuned but lets hope you do not see a post from me in a week saying "Would anyone know if burying 2 bodies under the Visitors spaces is within my Title Deeds" :rotfl:0 -
As mentioned earlier the title is a bit misleading but could not think what to put.
As you said hopefully the benefit of the doubt steps will work before needing to get into a dispute0 -

No as they use the spaces way more than me so would not risk damaging the tarmac and probably just chuck me in the Wheelie Bin0

Knowing how Title Registers are notoriously, and deliberately, difficult to read for the average person, it wouldn't surprise me if this is just a general covenant outlining that these spaces are for visitors only (for the whole development) rather than assigned specifically to your property. I very much doubt you have any "title" over them.
OP, could also learn to use the Quote functionality as it's sometimes difficult to know who you are replying to.0 -

You may be right, I mean going off how they have set the whole development up with specifically creating Visitors spaces only where my sort of house is or flats (no drive or garage) makes you think it was specific for them but I agree unless in the Title Deeds specifically saying this then as you say legally anyone on the whole site could park there.
Which would leave me to have a word and say do you think it is fair you are basically using those spaces as your own 2 parking spaces as apart from when they nip out for a job in the day, their vehicles are permanently parked there. But then I have no say over how much respect they have for others so not much I can do apart fro play them at their own game but probably not worth the hassle.0
