I'd rather move the bathroom sink than the boiler, swing the bath round if you're trying to fit a longer one in there ... if you were looking for quick fixes.0

I think it's ghastly, I'm mentally totting up the cost of replastering the ceilings after taking out the fake beams, sorting out the kitchen and bathroom and then the even greater expense of ripping up the garden. I doubt the loft room has building regs and I'd be worrying about that field turning into a housing estate.0

Try to find the neighbourhood plan online - that might show you if the field is ear-marked for housing. Also check local EA listings for land for sale to see if it's listed there.
Re loft room - my parents had a loft extension decades ago and even then slatted stairs weren't allowed, plus there's no fire door at the top. You could use it as a study etc, but shouldn't let anyone sleep up there. If it's priced for a 3-bed, it's not.0 -
Correct, it's not in the village itself but known as a decent road to live on. It's nowhere near as busy as the one it heads towards in Mapperley, though.
The point is though that the selling point is that it is in Lambley because if it isn't then they can't justify that price. It looks to me as if it is nearer to Arnold than Lambley but I have a nasty feeling that if it was advertised as being in Arnold it would be cheaper?0 -

It is probably is slightly nearer Arnold than Mapperley but between that is Plains Road. Which is quite a decent road.
Looking at the sold prices is a good indicator.0 -
Something that no-one has picked up on is from the photos, the electrics look to be in need of attention - see the sticky out box style sockets is always a bit of a warning sign for me.
Also as has been pointed out, the upstairs bedroom is not a bedroom. Doesn't even have a door!
If you look at google maps, it is on the smallest plot in the street - all the other houses have extended back properly. You might be able to put a small extension on, but conservatories are a big no no for me.0 -

I'd want to spend a fair bit of time and money 'de-mock-tudoring' it, removing the beams and replacing the leaded windows. Why anyone would put pretend beams in a modern house in the first place I will never understand.
The whole house looks like it's having a bit of an identity crisis - why have a conservatory coming off a bedroom? And the garden looks like the outdoor seating area of a GP surgery.
And is that a totem pole at the back of the kitchen?
It's not the worst house I've ever seen but it is one of the most confusing.0 -
What is the big long building next door that overlooks the garden? It is on the right as you look at the front of the house?0
