    This obviously bothers you more than it does me, but in crude bought and sold price terms, allowing for general inflation, the answer is definitely 'No.'

    As they bought in '99 and sold in '09 it would have been very hard to lose when the early noughties were such a boom time for property with land.

    But it's more complex than that. I'm being decent enough to acknowledge that the former owners here spent heavily on silly changes to the house + a huge, unnecessary barn, which added marginal value in '09.

    Now it's a different matter, thanks to a change of planning policy. If you look up Class Q under planning, you may gain some insight into why I've been grinning from ear to ear since 2015!

    It is interesting that when any post/thread about dropping the price crops up, the same old posters just happen to be there, like magic

    It's interesting that you've been arguing on MSE for price drops for getting on for three years now; yet year after year prices keep going up...

    Is 2017 the year that we will finally see the 50%+ price drops you've been desperately waiting for for so many years?

  • The main thing is to price it realistically, so the price will probably need to be reduced- this will also open it up to buyers who are perhaps looking a lower price bracket.

    Keep pushing the agents to make use of their database of potential buyers, pushing your property forward.

    Personally, when I see a property listed with multiple agents, there the sense of desperation and we would be much more likely to go in with a low offer.

    Also, you could have it re-listed with the same or another agent.

    To be honest though, it tends to be obvious when a seller does this. We've been looking for over 6 months in SE London and there have been so many properties withdrawn from the market and then popping back up with the same/different agent, sometimes with same or higher price.

    Thanks to Rightmove and my saved properties, I can see straight away how long ago it was listed, original price etc.

    An obvious starting point is to lower the price if you cannot find a buyer.

    Well, I've looked at the LR web site, but what I believed to be true doesn't seem to be the case now, if it ever was.:o

    I always thought property with a significant amount of land and/or agricultural occupancy conditions were excluded from the data, because both things would skew prices, in different directions.

    So, I have to be careful I'm not starting a rural myth. Certainly, in the past, I've looked for data of properties in those categories and not found it.

    My own house doesn't show in '99 or '09, although 'normal' properties nearby were included in the data for those years. A couple of similar properties to ours, sold in the early noughties, are also absent, but one of those was probably a divorce buy-out.

    So, I'm left with just one, half a mile up the road and very like our place, with an agricultural tie and 6.5 acres.....and it's listed, but that was from a sale as recent as late 2014.

    So maybe there's been a change of policy....or maybe I'm a senile old twit with a poor memory!

    "You make money when you buy, not when you sell" is all that jumps out of the article for the average punter, and as the world has been turned "upside down" by Trump/Brexit already (they know this because SKY/Facebook/Twitter tell them so) this new meme must be a "thing" that they should take on board, and on it goes drip drip drip sentiment turns. It won`t take very big headline price drops to have buyers holding back for more IMO.

    How much would you need prices to crash before you'd enter the market? I would imagine you're sitting on a pile of cash now?

    Is that the same agenda that is being trumpeted from the headlines of the MSM.....:rotfl: Not long ago no editor in their right mind would have put "50% reduction" in a headline about property, now they are throwing the phrase about like a drunken sailor in a storm. It is almost like when a dictator is overthrown and people get giddy with the new freedom. Obviously the elites and media owners are signalling higher rates and property crash needed so the papers are all shouting CRASH! It is funny to watch actually :rotfl:

    Prices are going up where I'm looking and selling. Gawd, look at this board every year and you will always see someone predicting a crash. I can't remember any time on here when everyone said BUY BUY BUY...
