    Classic ''how long is a piece of string question''.... estate agents have no better knowledge of local markets than anyone else who happens to keep half an eye on asking prices/sold prices/length of time on market.. you're paying EA's far too much respect if you're gullible enough to think otherwise.
    They'll tell any potential vendor whatever that vendor wants to hear in terms of property value and length of time to achieve a sale... just as long as it means they get to sign them up

    That's odd.

    My vendor went to her agent with a 3 months to completion deadline because she was re-locating to another area, and he responded by putting the house up at a price that sold it to me.

    Why, we even had someone attempt a gazump, so it looks like he got it about right.

    Not all agents are the same, or even created equal.

    OP I just want to wish you good luck and suggest you consider what the market is like where you are before deciding anything. Anyone who makes sweeping statements about "the market" is over generalising.

    How would I know?

    I wasn't party to her financial arrangements, how much she had to repay her former partner etc etc. I just know she'd landed a much better paid job. Later, she married someone even better paid, so the move obviously paid off.

    But what does it matter? All I was pointing out is that many agents will respond correctly to a genuine desire to sell fast. They may hope that an attractive price will create a bidding war, but if the vendor is serious about moving quickly, they'll take their cues from them.

    Signing someone up is no good at all if the house then sits about and the vendor eventually goes elsewhere, as they do.

    So you know about her Ex, her new job AND her new partner, but you don`t know how much she lost on the house? Pull the other one ......:rotfl:

    Yeah, real life is untidy like that.

    I'm sure the previous owner didn't lose in crude bought/sold terms, but this isn't a standard type of property and they did much building whilst in residence.

    I don't even have those crude figures. We have more than a hectare, so our property doesn't appear in the Land Registry data on-line, and anyway, I don't care.
