How to sell quickly

Hello,

My house sale has just fallen through :(

I start a new job in a different part of the country in 3 weeks, and as such I'm keen to sell as quickly as possible. I can move in with my mum for a while, but ideally I want to get my house sold asap as a matter of urgency.

I'm going to speak to my estate agent on Monday about reducing the price. Do you have any other tips or ideas?

    You can the estate agent to list it at a reasonable (perhaps fixed) price that you're happy with. Don't list with multiple agents.

    Why did the sale fall though? Is there a reason (e.g. survey) likely to hinder the next sale?

    Unless you have a severe cash flow problem, it might just be better to wait it out rather than drop the price £10K in a panic sale. At today's interest rates, the bulk of your mortgage payments will still be capital. So really, it's only costing you the "interest" element plus council tax etc.

    It fell through as a result of the survey, but we dispute it.

    The survey highlighted 3 problems. We had multiple builders round who all agreed there was no problem. They all recommended that no work was necessary.

    Unfortunately this didn't satisfy our buyers, who were spooked beyond return.

    No cash flow, just keen to have a home again. We've not felt at home here for a while now, and the thought of not having a home at all (at least not one we can practically live in) is scary.

    Out of interest, what's the reason for not listing with multiple agents?

    Might be a dumb idea but why not try inviting the original buyers over and them getting a builder of their choice come over so they can be there when the builder says there is no issue? (I'm assuming they just rang a builder and got a quote for the work that the survey suggested may need doing)
    This might reassure them and they sale might proceed as originally intended?
    Just a thought, thought I'm still going through buying my first house and not sure if this is a reasonable thing, it would make me more inclined to buy a property if a qualified builder stated that here was no issues after looking at it in detail.

    Some people will see the multiple listings and assume you're desperate. And then make silly offers.

    Unless you're in a very slow area, just wait for a good offer. No point losing £10K just to speed things up by a few weeks. It's still a "sellers market" in most the country.

    INot very MSE, but if f you feel you can take the hit, the 'webuyanyhouse' type places can do the sale in a week or so, but you won't get anywhere near true valuation, depends how desperate you get I suppose!

    Buyers may have been looking for an excuse to drop out?
  • Make sure the house is as well presented as it can be. Get it taken off rightmove etc then put back on as a NEW listing and change the first few photographs as well.

    You also need to deal with the survey problems though - what were they and why did the surveyor pick them up and suggest work needed to be done?
    A kind word lasts a minute, a skelped erse is sair for a day.

    He is desperate. If he only lost 10k that would probably be a good result.

    Auction?

    I would also be wary of multiple agents. The couple I've seen online up with around 4 EAs makes me think they're desperate, offer low, and what on earth's wrong with it...

    You could consider renting it out to give you some breathing space, but that could be a can of worms in itself.
