    My lifetime rent so far is well under 100k, and as the thread tells us "equity" is what a buyer thinks your worth, so maybe you need a bigger fag packet.....? :rotfl:

    You wouldn't touch this flat with a barge pole not because of the condition, location or otherwise, but because, as you have written before, you have never bought a property in your life and don't have the means nor inclination to do so. You are the epitome of the "post-expert era" expert, full of trite phases, disparaging comments and made up statistics.

    Here's a real statistic for you: I sold a property last month, I was already mortgage free before I sold. If I'd believed the rubbish you spout, and sold when you first started posting in your "Crashy Time" incarnation (July 2014) I would have realised £80k less than I did in selling it last month. In other words I could almost buy the OPs flat outright simply with the money I've gained by ignoring you. That's a real measure of how much your opinion is worth.

    It has nothing to do with so-called "market timing abilities" I simply chose to move house. That is the point: No timing involved. If I compare sales prices of 5 years ago on Zoopla, guess what? I sold for £140k more last month.

    And sure, I have a link, I sold it, remember? Am I going to post it? No. Why would I want to identify myself on a public forum? If you are to be believed then it should be such a rare occurrence that you, with all your skills, should be able to identify it easily.

    I'll tell you what: if you find it and post what must be, by your reckoning, just about the only property to have made £80k in 2.5 years and it turns out to be mine, I'll own up to it. How about that? I'll give you an extra clue to help - It was only on the market for 11 days. Ooo... I've just looked on Rightmove, I'll give you another clue: another property, the mirror image of mine, has just gone on the market for £20k more. Now, I got asking price and theirs looks a bit tattier than mine, what do you reckon, will they be open to offers? Will that help you narrow your search down at all?

    So you "predicted Trump and Brexit"? You chose the right side of a coin flip twice, big deal. What has that got to do with your incessant claims of house price collapse? Yesterday I predicted I would have eggs for breakfast this morning, and guess what?

    Come on show your mettle, how long do you think you will take to find my openly listed property? An hour? A day? Can't be that difficult with someone as talented as you.

    no idea if the OP is still looking at this thread or not but for the sake of it their flat is awful in comparison to other "FTB lifestyle" offerings which are cheaper and better laid out

    as a 2 bed flat I would never have expected to have no separate kitchen, that alone would be a deal breaker for me, 2 beds and yet it works like a studio flat, no thanks, that was OK in student days, but I growed up when I left uni and expect more

    97K asking price for a "community" lifestyle by a river, so far so good, sounds like it has possibilities, oops hang on, here's a 2 bed, ground floor, (proper) kitchen and comparable room sizes, for "under" 90k.

    Guesstimating the bathroom floor area in the other flat by roughly scaling from the floorplan, it's around similar to the OP's bathroom and the dressing room. So let's call that 3.8m2, too.

    That gives us floor areas (excluding hallway) of...

    OP - 35.02m2
    Other flat - 41.95m2 - 19.7% bigger.

    That doesn't even take into account the difference in usability of the rooms, especially the second bedroom, and the addition of a decent size storage space, something the OP's flat desperately needs... The bathroom in the other flat might not be the greatest layout (the sink in the door really doesn't help), but it has a separate shower cubicle.
  • Crashy is actually even less successful at property price forecasting than it seems: he sold to rent in 1996.

    That means that he needs prices to fall by about 130% to break even on the cost of 20 years renting a 1-room bedsit. Yes, 130%: property needs to be cheaper than free, i.e. he needs to be given the property for nothing and another 30% of its present value in cash as well.

    I have no idea what it's like to be exactly wrong about something for 20 years.

    Then you'll be surprised by most new/recent builds


    go on RM and look at 2 bed flats and 90% of the newer ones will have no separate kitchen
  • To be fair to developers, when all's said and done the square footage is the square footage is the square footage. For some it is convenient to split that into 2 beds and a laynge, for others into one bed and a separate kitchen - whatever. In this flat's layout, you could at least put your mother up for a night in one bedroom while you're in the other. That is worth something to some people. Others prefer the American sitcom look where all the action occurs in one large room.

    The main issues with this property is that, as photographed, it's a bit dark and cheerless. The owner is unworried by this, but it doesn't make it look inviting to any browsing would-be buyer, which is why I would be focusing on making it look as bright and cheerful as possible. Essentially you do this with lavish use of white paint and mirrors, and tactical use of colour.
