    I'm sure a lot of people wouldn't, but that's not an answer available to give to the question.

    The question is you have to decide either way, yet no one will give a straight answer because they know what their answer would have to be.

    If you give people two options, then 'either of those is fine, I have no preference' is a perfectly acceptable answer. Like I say, toss a coin if you want.

    But you have still not answered the original question. Let's put it another way. You sell up and move to a nice semi-detached with the one next door empty. You get a knock on the door from someone, you answer. They hand you a piece of paper on which a question asks:

    "Would you rather the person who moves in next door is a buyer or renter"? You can only answer buyer or renter, nothing else. What would your answer be?



    I would say a buyer.

    Yes there are plenty of good people who rent but my experience has been that statistically there are more problems from renters than buyers.

    At least if a tenant is a nightmare, they're more likely to be gone fairly soon I suppose!

    Yes I would. I live in Scotland where landlords have a legal responsibility to ensure that their tenants do not cause a nuisance to the neighbours (it's actually a specific ground for eviction). Landlords in Scotland also have to be registered with the local council for all the properties they let within that council otherwise they would be committing a criminal offence by letting the property.

    Therefore, if I end up with a nuisance neighbour who is a private tenant then I can take action against both the neighbour and the landlord. If the nuisance neighbour is an owner-occupier then I'm pretty much stuck with them.
