  • Ha! Tell us about it. I live along the coast from Eastleigh in a large village where a 4 bedroom ex-council terrace with a conservatory (I think) round the corner from me went for a shade under £300K!

thats about the size of it here too, we are looking at a 3 bed bungalow (to extend) for 350k!

ok, thanks for the feedback on the OIEO thing, we have already come down 30k in two months, 240k is really about 10k lower than it is worth (imo) but it is priced to sell quickly as we don't want to lose the house we are buying. I do agree it isn't a very known thing to do so will chat to EA about it.

Definitely agree with the OIEO tag, it confuses people, so not a good idea.

If the price really was £10k less than it's true value, you would have a queue of people half way down the road desperate to make you an offer.

There has been some good advice in this thread, changing the main photo to one of the front of the house is pretty important in my view. However, in my experience, if something is not selling it's usually down to the price.

Yeah I agree with this, just comparing the house to other houses it is so hard to gauge how it is wrong, we have had two offers so far even though, one at 255k, we accepted it and said we would take the house off the market for a week so the seller could sell theirs. Two weeks later, after seeing the sellers house was only 10k less than ours, a terrace house next to a electricity generator, we said we wanted to keep ours on the market til they sell. We had an offer at 250k at the same time that we turned down as we felt it was too low at the time. So with that in mind we have kept it as low as 240k so we don't lose the place we want. Oh my head hurts with all this, thank you so much :)
  • My thoughts:

THINGS YOU CANT DO ANYTHING ABOUT
The houses are crammed pretty close to each other and next door has a window looking straight down into your garden

    THING YOU CAN ALTER
    State of the lawn

    THING A BUYER CAN ALTER
    Removing satellite dish/es

Sorry it was a house in the same road that sold for less but was bigger. I think you can find it from the OP's house.
  • That one didn't sell, it was taken off the market, its a smaller house so I think the photos look good, which highlights what everyone else had said, it's an end terrace with a worse garden than ours (which is saying something) and it's on a busy corner and is really sheltered by a big oak tree (you can see the shadow on the driveway) . Oh and the kitchen is poky. Other than that the rest of the house looks really lovely so I see what you are saying :)

    P. S. I THINK WE HAVE SOLD! YAY! EEK!

Brilliant news! Really like your kitchen!

I was a long time seller....it drove me mad...although the waiting for exchange is slightly more stressful!
  • I'm seriously going to miss that kitchen! The chain is now complete (assuming we accept the offer which I think we will, exciting!) so I was thinking 6-8 weeks from now, is that ambitious??
