    As for running out of time, Uni doesn't start again for a month or so so there is plenty of time yet.

    Most students have sorted out accommodation for this year months ago, most first years live in university or privately owned halls, so the private houses are sought by those in subsequent years who have got their act together and found houses much earlier in the year.

    What you have left is either a new student let or the dregs. Depending on the town, there is a balance between the number of properties let and the number of groups seeking them. It could be either way, but I would bet that there aren't many decent properties available at this time of year. Lose this one and where will your son live. There is also the problem that if his current group proceed without him, who will he live with?

    I thought it was quite late as well, when my son and two nephews were at uni (Birmingham, nottingham and Manchester) first years typically signed up for their second year rental in January to move in as soon as uni halls end in late June.

Trying to get members of the public to underwrite your assets without them realising it doesn't strike me as having a very bright future. I bet not 5% of people who have signed these guarantees realise what they have taken on.

    It's no different to taking possesion of anything else. If it belongs to someone else, you are liable if you damage it.

    Whether it's renting or borrowing a car or tools or a house.

    Your unlimited liability is for costs that your son and his friends are legally responsible for. Not unlimited liability for anything that might happen to the property through no fault of theirs.

    You signing up as a guarantor does not have any effect on the extent of this liability, merely adds you to the list of people that can be pursued for these costs.

    Why won't you acknowledge this? It's joint and several liability you object to, not guarantors.

    This aspect has been answered many times: This is a joint tenancy, so that's how it works in law.

    As I see it you have two options:
    1) You back down and act as guarantor for your son. As long as your son and his friends don't trash the place you should be fine. The reason your son and his friend all have to accept liability is because it is a joint tennacy and some if not all areas of the house will be accessible to all of the tennants. i.e. if damage were to occur in the kitchen then the landlord has no way of identifying which tennant caused the damage so all tennants would have to contribute to the repairs. If the tennants can't pay then the guarantors would be persued.

    2) Your son finds somewhere else to live which doesn't require you to act as a guarantor, this might however be difficult. If you are willing to act as guarantor just for your son then the best option is to find a 1 bedroom place for him to live or somewhere with a live in landlord. However as he has signed a contract with this landlord he may risk losing a holding deposit and/or be responsible for the rent or finding someone else to live there, this obviously depends on the contract he signed.

    If you want to pursue changes to the system, good luck with that but it will be a long drawn out process and it aalmost certainly won't help you in the short term with this issue.

    There will still be places available, most continuing students will have their accomodation sorted out, but A-level results were only out last week so first year students who were unable to get University accomodation will just be starting to look for places.
