    Try finding a policy for a student let without a guarantor clause, you'll be looking until a new company starts offering such a policy.

    I'm fairly certain insurance companies haven't created industry to sue themselves. People don't typically sue themselves or their own company, but if you have a link to show this I would be very interested.

    It is completely normal practice for guarantees to be entered into on an unlimited liability basis.

    PPI miss-selling was completely normal practice, pension miss-selling was completely normal practice, endowment miss-selling was completely normal practice. All these dodgy practices were normal, didn't make them right though and billions have been paid out in compensation.

    Spawned an industry, not created it. There is a difference. Just put ppi miss selling into google you will find hundreds of companies whose sole raison d'etre is suing the insurance companies and banks.

    Why would I try and find an insurance policy like that? It's none of my concern.

    To spawn is to create or make something new.

    It is your concern, as it would show you that a student landlords insurance company requires the tenants to have guarantors, otherwise the police is void.

    Surely that is the point. It you are letting a house to anyone you want someone to chase. Having a 19yo with no assets is difficult to chase. Having a home owner with a reasonable job is easier because they cannot disappear without planning.

    If you let a house to a group of people you need some guarantee that they will "collectively" take responsibility for their actions.I appreciate your concerns about unlimited guarantees but you do need to consider what the impact would be if the worst happened. Not just a total loss of the house but the loss of rent. A landlord can be expected to insure against damage by persons who have a proven track record of responsible renting. But if you have a group of 19 year olds why should you take the risk if their parents are not prepared to do so?
    Few people are capable of expressing with equanimity opinions which differ from the prejudices of their social environment. Most people are incapable of forming such opinions.

    If they couldn't be bothered to even view the house, then I highly suspect the agency did in fact tell your Son and your Son either did not listen or as above not care.
