OP, have you read the contract you Son signed?

I think the OP is more interested in attacking the financial services industry than bothering about this sort of detail.
Few people are capable of expressing with equanimity opinions which differ from the prejudices of their social environment. Most people are incapable of forming such opinions.

Why aren't you pursuing the insurance companies who make landlords of student lets have guarantors?

They don't, it is a decision of the landlord.

EVERY Tenant takes on that risk, EVERY SINGLE ONE

If a 19 year old with no assets takes it on, good luck chasing him.

So you think landlords decide the clauses in landlord insurance policies?

No I haven't. I discovered today that none of them has even been to look at this house. I rather admire their nonchalance. Apparently the pictures looked OK and they had better things to do so they signed up which is fair enough, certainly no excuse for all these threats and warnings and demands.

Exactly! Hence the need for a guarantor.

Frankly I'm for the agent banning you and your child from any more applications, letting other agents know and you explaining to your son why he can't live with his mates.

There have been no threats, warnings or demands.

There's terms and conditions, deal with it.

They certainly decide which policy to take. Anyway, the insurance companies are totally untrustworthy as they prove time and again. They have spawned a whole industry devoted to suing them. What other industry can boast that?
