    I'd like to join this thread, although up until yesterday afternoon we had found a house. We sold our place to cash buyers at the beginning of Feb, found a house we loved and had an offer accepted - all in the space of a weeks. Sadly, the vendors of the house we offered on lost their dream home and decided to stay put. We viewed some more houses, found another one that was better than the first, had an offer accepted. However, got a call yesterday to say that they have changed their mind and no longer want to move. :(

    Meanwhile, our buyers are getting antsy and want to proceed with the sale, and rent back to us (they are buy to let). Having lost the house we wanted, and not feeling very optimistic about finding somewhere, we were reluctant to sell and rent, particularly as this would cost us quite a bit more each month. So today, as been spent on the phone to estate agents. Our buyers are prepared to wait a bit longer (thank goodness!) and we have 4 viewings lined up for tomorrow. Here we go again!

    Good luck to everyone on this journey, your stories are inspiring me. I'm sure there is a house somewhere we can buy!

    Well having got two offers accepted, had another agent phone this morning with a property we could have been interested in which is about to come on the market. However it's quite a bit more than the one(s) we've agreed to buy (about a year's gross salary but we could afford it), so have decided that if we hadn't seen the ones we've offered on, we would have looked at it, but I can't get my head involved with this one too. We'll go with one of the others as I prefer the location. We're going to look at both the originals tomorrow and decide.

    Seen four properties over the last two days, all are good for various reasons! Put a best and final offer forward on the one i best liked location of, still not heard anything despite being told we'd hear today! I hate the waiting!
    We also saw one that came back on the market after two other buys had dropped out, second ones have disclosed that the survey came back saying it needs full rewire... should we be considering this?? its got a massive kitchen and bathroom but is more our top end... Just more confused than ever as i never thought i'd see so many that could be worth having!
    Keep positive, it pays off!

    So we offered on a house today and it was accepted! Holy smoke -suddenly it's all real as FTBs! Hopefully all goes well!

    We've made our decision on the two houses we have offers accepted on. Feeling much more positive about this one than I did after we had our offer accepted on a house last year.

    Well, I don't want to jinx anything - but I think we may have found THE house. I'm so stressed about it.
    It went online on Friday morning, we went to view it Friday PM and there was another couple there and another viewing on the Saturday (EA claims) so there seems to be a lot of interest. The garden is AMAZING, and a good location within the small village I live in.

    I'm so so paranoid about it slipping through our fingers. The house is 140k and I believe that is the right asking price for a 3 bed semi in this particular location. OH doesn't want to offer asking price on principle so it looks like we are going to be negotiating. I'm so paranoid that one of the other viewers will put in an offer while our lower 'negotiation starter' is being rejected.
    Oh and we've already made the mistake of going to the EA mortgage advisor *facepalm* so they know what we can afford to offer. Fingers crossed!

    You say the asking price is right - by this do you mean it's "the right price" or do you mean it's the right price after negotiating it down? If you think it's worth exactly 140K to you and it's the perfect house, then forget about principle (I struggle to see what that principle would be though!) and offer the asking price with the condition that they take it off the market right away. Once they accept your offer, make sure you instruct a solicitor to act for you ASAP as this may delay the property being removed from the market.

    On the other hand, the market doesn't look to be booming now in most areas and if you want to protect yourself from falling prices or your budget is tight then by all means offer low, and I wish you good luck!
  • Yes I'm focussing on September as well. Although one EA told me Oct and Nov are the new Sept!!

    This gives me hope. After losing the house I was due to complete on in February to a cash buyer who offered more than me I feel like giving up. One estate agent told me cash buyers can see the way the market is going and are snapping everything in my price range up.
