We have the opposite problem. Top end of the market is stale. Not many selling 4/5 beds (we need a 4 bed) but there's tons of BTL 2/3 bed properties coming onto the market. Mostly 3 bed semis.0 -
BTL stuff in Edinburgh is mainly 1 or 2 bed flats (and there is A LOT getting listed).
3 bed semis in the suburbs are a bit thin on the ground just now. Sounds like we should swap search areas...0 -
Out of interest, what's your idea of "cheeky offer"? We looked at a house the other day priced at 400K but we thought it was worth about 355K (11% under) and thought it wasn't worth us trying to put that offer forward. The property has been advertised between 390-425K with 3 different ages over the last 5 years and hasn't sold once. The prices have been flat for years and some houses are still selling below their 2008 price! Comparable house (identical build/style/plot size by the same builder) sold last year for 311K. It didn't have the kitchen extension that the one we're looking at has so I think 40K is about right (given that this one has a new kitchen too). 90K more is ridiculous though!
Hi Kilby - in my opinion, house needs a new kitchen, some carpets replacing, boiler replacing (current one works but is 17 years old), garden is a mess, ensuite needs updating, family bathroom needs a shower installed and few other smaller jobs so offered about £40k under asking which is around 15% or so I think. It's been on the market for about 4 - 5 months with no offers.0 -
Its nice to know i'm not alone in feeling really disheartened by it all!
A really good looking house came on Friday so i called to arrange a viewing, looked on RM the day after (no call back as promised to view) and its already sold! in a DAY! Anyone else have EA not calling back?
Did anyone take a little break from looking? & if so, did it help when you started looking again?

Hi Kilby - in my opinion, house needs a new kitchen, some carpets replacing, boiler replacing (current one works but is 17 years old), garden is a mess, ensuite needs updating, family bathroom needs a shower installed and few other smaller jobs so offered about £40k under asking which is around 15% or so I think. It's been on the market for about 4 - 5 months with no offers.
I hate it when this happens. Delusional pricing / long time on the market, you're offering what you think it's worth and you know it's going to get rejected. We looked at a house 14 months ago. It had been on the market a couple of years already and it was in such a poor state. Lady owner had plenty of money but no taste - everything was "bling", mirrored tiles all over the bathroom, TV in the foot of her bed, gold/silver glittery fittings and decor everywhere but none of it clean, dogs humping all over the house, teenage sons still in bed at 1pm! House overpriced by about 50K. Didn't even bother trying to make an offer. Spoke to the agent who knew what was coming and they said she wouldn't budge from her asking price anyway! It's still for sale now...0 -

In fairness though, I don't think the TV in the foot of the bed, the humping dogs or the teenage sons are included in the asking price...0 -

So frustrating isn't it? And we haven't been looking for half as longs as the majority of people here! I guess it will come down to how quickly they need to sell - they had a tenant in before who left it in quite a poor state so it's just costing the owner money sat empty - but also they haven't actually done anything to the house to justify the price they're asking. There are other houses for roughly the same price that we could walk into and not have to do much with - but there's something about this house we like! I'm now just waiting for my rejection email from the EA :rotfl:0 -

I just don't know how to get on that list of people they would contact first? I'm going seeing one today and two tomorrow but just starting to get fed up of seeing them now!
