Has recommended by L&C we decided to go through o'neill patient for the sale and purchase. This was one of the biggest mistakes that I have ever made, and i've made some.
We have had inolvement from at least 8 people all requesting the same things without bothering to check if they have them, which they have.
We are due to complete on Friday and they are now messing us about again. We need to sed a joint statement which we're paperless. Online banking only shows the person that is in it at that time. I have sent them debit cards for both of us showing sort code and accoutn numbers. They now want us to login individually and send screen shots. I'm at my absoluteend of my tether. Do they really think that after being married for an eternity and moving to our dream house that I am going to leave my husband and kids for the sake of a few grand.
We go away next Tuesday so if it doesn't complete this Friday I am tempted to pull out altogether.

Oh good glory be, what a week. The house we offered on a few weeks ago came back to market as the original purchaser pulled out. We were offered it as second highest bidder and accepted. I was out at the time, came home, looked on RM and one along the road also popped up. Dropped everything to view on Friday, finally had our offer accepted today. We know we're overpaying, but we wanted to secure this one. It's in much better condition than the other one. Going to go and look at them both again on Saturday just to be sure we're picking the right one. OH hasn't actually seen the second one!
Interestingly the one we pulled out of in October in our original search area has come back on the market today, I wonder if the second purchaser didn't fancy living next door to the pernickety vendor either.Make £2025 in 2025

I made an offer last week on a property (£202k) - 30K below asking price. EA said 'we have had offers in the 220s' and basically disregarded my offer, and hasn't made any contact with me since. Didn't even take my name!
Was on RM today and can see the property has been reduced to £224k.
Am really annoyed with EA, as firstly they are obviously lying about these other offers (as why wouldn't the vendor accept offer if it only comes down to £4k!) and secondly, the EA have not even got back to me!
Tempted to make another offer, but not in the £220s! Not sure if this will wind the EAs up!?

I would be tempted to offer through the front door. The ea must tell the owner even if it's for £10.00

As above, the EA must pass on offers - unless the vendor has said he won't accept an offer below £X amount.
Yes, they may well have had offers in the £220ks, but they may not have been proceedable, or the vendor may have been deluded or hopeful that they could obtain more. EAs have 'a way with words' shall we say! I have offered on many houses in the past and had them rejected only for the houses to sell at much lower prices eventually.

I've also had offers rejected in the past only to see the houses eventually sell for considerably less than what I'd offered, yet the agents never got back in touch with me to see if I was still interested.
I don't know if that's just down to incompetence on their part, or if it's because they're too proud and embarrassed to come (crawling) back to me.0 -
I've seen a few houses sell for less than, or the same as we'd offered. You sometimes find your offer helps to lower the vendor's expectations, and then after a couple more months on the market they'll assume you've probably found somewhere else and take someone else's (lower) offer.0

A friend of mine offered to view the houses I'm interested in and offer around about the same price I have to help to try and 'reset' the vendors' expectations. It seemed a bit extreme when he mentioned it but now....0

It sounds extreme but probably a good tactic! Never thought about it but might just work, EA play enough games, why not buyers help reset the balance a bit!0
