I just don't know how to get on that list of people they would contact first? I'm going seeing one today and two tomorrow but just starting to get fed up of seeing them now!

HelloI'm a FTB and I've been reading through this thread for a while now but never joined. However, I'm one of those annoying people that managed to get a house SSTC from the moment it appeared on RM, so thought I'd throw in my two cents.
I think I got quite lucky with my situation, I regularly drive through the area that I wanted to purchase in and spotted a for sale sign so patiently waited for it to appear on RM, but when that didn't happen (close to two weeks I waited) I phoned and booked a viewing and subsequently made an offer which was accepted. (It wasn't as simple as I made it sound lots of hunting/viewing and rejected offers happened before this on other properties) As it wasn't on RM it straight away got listed as sold, so in my case it was just being lucky.
Although I was on a looooot of mailing lists with EAs and they would email out houses a day/half day before listing them elsewhere to give people subscribed a first chance! (And I saw a fair few then listed on RM as SSTC)

a very nervous/exciting update! We viewed a house Saturday, everything we want just a little further out than we initially intended, ticked every box and loved the area. So we made an offer. As I have previously said, I try to not get too excited as things seem so difficult in the market at the moment! However, after a compromise on price with both us and the vendor, we have had an offer accepted!
Very happy although I am aware of all the things that could potentially go wrong! Fingers crossed everybody - praying things run smoothly.

Unfortunately our 1st and 2nd offers were, it seems, quite wide of the mark. The owner wants significantly (£10k) more than I'm willing to pay, so back to being glued to RM. The Mrs is buckling though! Hope everyone else has better luck!0

Really sorry to hear! I found one that i like but OH isn't as keen. it needs some guttering and everywhere needs modernising but i think its a good buy! only issue is finding the money to do it up! its a deceased owner so hasn't been maintained in some time... do you think going in 10K under is an unreasonable offer?0 -
I'm not sure I'm the best person to offer advice as my offer's are clearly unrealistic!!
But my two pence worth - get an idea of what a 'good' similar property has gone for then take away the rough costs you need to spend to get it up to the 'good' property standard. At least, that's how my logic works....0 -
There really are some truly deluded vendors out there, a house in my search area has been on the market for 2 years at £85k with no takers.... today the house next door but one to it also came up for sale, this new one is slightly smaller and not as nice inside as the £85k one... Their asking price?... £95k
Why, when you can see that your neighbours nicer and larger house has failed to sell for 2 years at a certain price would you think that your house is worth 12% more!
And to top it off they're both on with the same agent!!

Oh please may I join this discussion? OH & I are FTBs and been looking for a few months now.
My biggest pet peeve while looking for a house has to be when I phone to book a viewing and the EA says "oh the house is currently under offer so the seller isn't doing any more viewings." WHY list it as available then??? I've rung agents about 5 different properties this week and all with that response :mad: Also because I live in a countryside location, the local EA's love to throw the word "cottage," "mews" or "townhouse" when really they mean an 80's terraced house. Just say its a terraced house.
We also went to view a house a few months ago (I made a forum post about it actually!) and it turns out the house had flooded in 2015. The whole street was on a flood plain and that house was the lowest house on the whole street. The house was SO perfect otherwise I thought about just buying some armbands and a rubber dingy and dealing with it...
Today we have found a potentially great house on Zoopla. 3 bed detatched in a nice area. Previously listed a year ago for 157k now listed with a new agent for 110k??? I'm sure there is a typo on the listing, but viewing is arranged for Saturday so fingers crossed0 -
