Thanks for all the replies guys! I was a bit suspect and guess what ... they have only gone and accepted our offer!!!!!!! What a surprise! I am sure they were trying to get as much out of me as possible and when they knew I was no longer going to be pushed, they had to back track a little! I now am franticly trying to sort out solicitors today so I can let the estate agent know and it can be taken off the market! The owners still have not found anywhere to buy yet but I am hoping it is not too long.
I am going through with my mortgage application tomorrow (I will not paying an arrangement fee etc.), I know some people advise against it, but I am a teacher and on half term at the moment so I really do need to make use of this rare free time I have!. I can't believe I am at this stage now - but I am aware a very long way to go!
Great news PixarFan! It seems we are at exactly the same stage, just spent the morning running around getting ID to solicitors and all our most recent info to the broker. So excited!0 -

Newbie, though long time lurker here!
I hope you dont mind me joining in. I am a first time buyer in the fortunate position to buy with with cash. I have been looking for quite some time now - around two years (yikes!) in that time I have found properties I have liked but fro one reason or another, long story short they have never worked out. It is rather frustrating.
I feel strongly, however, that next year things are going to work out and I will find my home.

Just found a perfect house that i like at the perfect location i want.The bad news,its going on auction and i am a FTB that will need a mortgage. i don't think i can take the risk of trying to sort the mortgage out within 28 days and losing my deposit if i can't get it done with three weeks. Looking for a house to buy is such a painful process. i am been looking for almost a year. This is so unfair.0

The first house that we really liked was an auction property and we did end up putting a proxy bid on it. I'm actually a bit thankful that we didn't get it as we found something I prefer 2 months later. The house we bid on went for 40k over what we could afford and over the max guide price. If this house is perfect to you it's likely going to be great for someone else too and may go for more than guide price. Plus, you'll need a mortgage offer pre-auction anyway which costs. If you can avoid the auctions as a ftb I would recommend it as it was a very stressful experience...0 -
Thanks Cbeardsworth. i guess i don't have a choice than to let it go. its really painful. I have dropped my number to the estate agent just incase the buyer wants to sell and make a profit without doing any of the work.0

Hi everyone,
Well, I am just starting my house buying mission...my wishlist has a few things on it (location, original features, red brick property, utility room for the dog). Everyone seems to think i'm being picky, and friends have actually started to find properties for me online, and forcing me to view them. I appreciate this as don't think i would have even viewed any without them.
Anyway, viewed one property which was lovely outside, just small inside. Arranged another viewing for Tues but EA rang me Sat saying it's been sold (although not SSTC on Rightmove?).
I really don't want to compromise on my wishlist as I don't think i am being that extravagant! so will wait patiently. Goodluck to the rest of you.0
