  • I want to cry!! Turns out the house we were going to buy has structural issues caused by the trees at the front. ANOTHER house with movement (I've lost count now). I found a structural engineers' report on the local authority's planning website as they applied to remove a tree with a TPO in January this year and it states in very clear terms that the movement is obvious on all sides of the house...

    I give up. At least it's only £250 down the drain in solicitors fees and I hadn't applied for the mortgage & my own surveys!

    Viewed a house last night. Absolute top end of our budget but I loved it. It's in a hugely popular area (in catchment for ofsted registered outstanding primary and secondary schools) and I just know it's going to be snapped up by someone else if I wasted my time trying to negotiate price so we've gone for it. Offer in of full asking price at 9am this morning. Now just a waiting game :eek::eek::eek:

    We're viewing 2 tomorrow in our new expanded search area. We'd prefer to be walkable to the town centre, one I think maybe a bit far out and is more than we'd like to ideally pay but is large and on a large plot. The second one we know is walkable as we've walked down the street when we first looked at this new area. It's very similar to our current home before we extended this one. Built in the 1960s and apart from new windows and possibly a new boiler, little has been done to it since, so a lot of updating required. The bathroom suite and its carpet look identical to the ones we had here.

    As a FTB with some serious confidence issues (as in I have barely any), I though it would be a really good idea to try and find a flat to live in this year [/sarcasm]. I think I shall break down my current progress into small achievements

    Achievements so far:
    1) Rang and actually spoke with a independent Mortgage Broker, instead of copping out and emailing for a meeting.
    2)Met with said independent Mortgage Broker in person on my own for an informal chat about my affordability.
    3)Have viewed 6 flats with and without backup (two twice!)
    4)Had an AIP approved.
    5)Put in two offers on a flat (both declined)

    I'm not too put out about the declined offers. I think that the LL has a figure in mind that he'd like to achieve but I was hoping that there'd be a little more movement on the price.

    Having the offer declined wasn't such a bad thing as its right at the top end of my budget and affordability and that makes me very uncomfortable having any sort of debt. So the whole idea of a mortgage anyway is daunting, especially a large one (in relation to my income).

    So I shall leave it on the backburner for a while, view some other cheaper properties and if nothing seems suitable then with luck the flat in question will be around a bit longer (I know there's be other views but not much in the way of offers) it may drop further in price. Or if it sells in the meantime then it wasn't meant to be.

    I shall remain pragmatic as I do not want to engender any strong feelings because things have a habit of biting me in the posterior.
    Do not make any sudden moves.

    Viewed two houses this week. Both overpriced and too small. Although i am a single applicant, I know i could get more space for my money. Also, next door neighbours garden looked like step-toes yard & half his roof was missing, so that put me off from the start.
    My sister told me off for asking too many questions and for checking the windows (i want lots of fresh air!) but why not!? if i can get the most out of the first viewing, what's wrong with that!?
    Patiently waiting for more houses to come onto the market now....
