Thanks guys for following this journey with me! So, I woke up this morning, bright and early (well, 10:00 ... it is the weekend :p:D) and made the offer, the offer that the estate agent had previously said they would take! Have been expecting a call back all day ... but nothing :( ... I tried to phone at 4 but no answer and sent an email and no reply. I really thought it would be as straight forward as them accepting straight away. i just hope they are not playing games and decline this offer :(.

It's rude of the EA not to get back to you by the end of play, even if there's no news. I hope they get back in touch with good news for you on Monday, but in my experience when they leave you hanging it's usually because they're ringing around other interested parties or delaying due to an impending viewing or other developments. It's horrible waiting, but all I'd suggest is that you take your mind off it by doing something - go out somewhere for the day, or get busy cleaning or with a project at home.
  • Hi all,
New to the forum and wanted to join in with worrying about this house buying process! We have been looking to buy our first home for almost three months now but just put an offer on the first house we liked yesterday! Unfortunately it was 15 minutes before the EA closed for the weekend so now we have a nerve wracking wait until tomorrow to hear. There was an open day yesterday so I'm really hoping no one else wants to put an offer in...
  • we are starting to get a bit frustrated trying to find a house! There was one that was perfect but 3 other people thought that to and our offer wasn't picked.

We've seen a house at the weekend that looks alright, in a niceish area but needs a bit of love and redecoration (bathroom tiled hall way and a downstairs toilet with no sink...). When broken down and a list made its not bad, it has everything we need. We could turn it into a nice home but as FTB I'm concerned we won't have the extra funds to do this as well as figuring out how to manage a mortgage and bills. House prices seem to go up every month! I don't know whether to go for an alright house at an alright price or keep waiting but pay more because the price has gone up! We are going for a second look with my dad, who has DIY experience, so hopefully he will point out what we can and can't do.

Is anyone else giving up hope of finding what they really want?
  • So today we increased our offer on the house we liked and we were accepted! Interestingly the EA said their was a higher offer from some investors but the vendors wanted to pick somebody that wanted a home. I think the message is : Don't give up hope!

No the message is "don't believe a word the EA says". They often say things like that to make you think you've got a deal (a bit like car salesmen do when they leave you waiting to go and see their boss because they want to do you such a blinding deal). It probably prevents people lowering their offer price later in the game too, if they think there's better offers on the table. The EAs know all the tricks, they do it for a living you know!

If you were selling a house what would matter more - the cash in your pocket or who is going to live in the home once you've left it never to return?
  • Maybe there wasn't another offer. We did take that into account when making our second offer. However we are buying in a place where houses in our price range go within days, so if there wasn't another buyer then there would be soon. It doesn't particularly matter what story the EA gave us in the end. All in all we are pretty happy with the house and the price. Just hoping it doesn't fall through...

CJ - we still had not heard anything this morning, so I phoned the EA and was informed that they had been chasing for seller but has had no luck. Finally, this afternoon, they got back to me - they have turned it down (!!!!!!!!!!) and asked for another 1.5k!!!!! I could not believe it!!! After previously saying they would take a certain amount and even though we did not think it was worth it, still offering it as we loved the property and then four days later, asking for even more!!!! I said we are not interested straight away and withdrew my interest on the property. Back to the drawing board I think :(

Hmmmm, a few seconds after posting this I had a phone call from the estate agent, this time the director! I was told he was very disappointed in the way it has been handled and agrees it was a great offer and has been very 'firm" with them over the phone. He says he is going to discuss it with them again and he will be in touch .........

How comes house buying is never easy? Haha!!!

It's just part of the game pixar. Every estate agent on every property I've offered on has done this. They push you to see what your breaking point is and then when you back out they start back peddling. The director phoning back is just a ruse, don't fall for it. Start looking elsewhere and if they phone you back grovelling then you have the upper hand.
