Paying for damaged carpet in rented flat - overcharging!

    she keeps emailing me saying i haven't given her an amount - i am so done with explaining to her. How can i work out an amount of money when i don't know the age of the carpet etc and to be honest for her cheek why should i?! She is messing about instead of just following the process

    What do you mean she keeps emailing you - are you still replying or is she just sending email after email with no response? Might be best to set up a filter so her emails go into a separate folder rather than into your main inbox if it's the latter. Or ask her to stop emailing you and go through the DPS.

    Just ignore her, don't reply, let the DPS sort it out. She sounds a bit desperate for cash tbh.

    It does sound like you've created a bit of a paper trail for her to use as evidence - it sounds like you agreed to pay her!

    hopefully , she's as daft as she sounds...

    when you buy carpet you have to purchase the length you need but the width if fixed, if the roll is 4 meters wide the buyer is stuck with buying that width even if hallway is 2 meters wide. That may explain why m2 is high.

    In terms of the costs I would have suggested offering a cost of £292.30 (50% cost of carpet, fitting and 50% of 1 m2 of underlay) for the damage caused by your cat. IMO the grippers and replacement of the rest of the underlay are not as a result of the damage the cat did so no contribution towards them.

    the meter sq is high because she wants me to contribute to carpeting a much larger area than affected - instead of just the hallway steps and the landings either side (even then a contribution because they were already very worn two years ago) she wants me to pay half towards carpeting all the stairs (two full flights as well as the 3 stairs in the damaged bit, and an additional upstairs hallway) just so they match perfectly. If she hadn't have been so cheeky and insistant on that being the area to pay towards I may have offered a figure similar to what you are suggesting, but now I have looked into it, 50% of anything towards a carpet with visible wear (pre-cats, 2 years ago) is going to be betterment. It's better left with DPS to work out now. No one would mind the carpet on the other areas being slightly different. It's a house she rents out to working people who house share, it's not a house in that nice a condition anyway (cosmetically) so to suddenly be so concerned with the aesthetics of the hall ways is daft.

    i always agreed to contribute, what we are arguing is the amount of the contribution ;) - she's trying to get betterment out of it

    So i have done the first "disagree" and requested repayment again (DPS said she should have the option to get the ADR started now) and instead I get an email from the landlord moaning that i have requested the full amount and that she is going away (amazing how many hols she goes on!) do i want to sort this via email. She said that the ADR will look at evidence not give an amount of money to be paid, is that right? (surely what is the point otherwise!)

    That's wrong, the ADR will agree money to be paid (or nothing) from the evidence. That will usually involves firstly assessing the extent of the damage, and then work out a wear and tear figure to be deducted. This is quite arbitrary but usually to the benefit of the tenant.
