    i've sent her one last reply including the ARLA link about betterment and told her if we can't agree I'm going through DPS (sorry last bit of diplomacy remained!)

    it's sad but i would feel guilty if DPS threw any sort of charge out the window cos i do feel that i am responsible for the damage - yeah they look rough to begin with but now they look too rough to just leave as is. It's hard enough renting with pets so i don't want to be just another bad pet owning tenant!

    well she has replied asking me what i feel is fair. I asked for rough idea of carpet age, sq m area of the part i agreed to fix and said I will work it out from there.

    Also just been on CarpetRight's website and they have the same carpet that would match (apart from looking newer) for just over £1 more so i don't know why she keeps on about how expensive her precious carpet would be to replace like for like! Just get that and it'll match? More moth food! :rotfl::rotfl:

    If she disagrees, well tough, DPS will be involved and I bet she gets sweet burglar all!

    https://www.carpetright.co.uk/carpets/auckland-berber-loop-pile-plain-carpet this is the carpet that is already there, it looks just like this and it's wool. It's not expensive - any idea on the life of such a carpet (berber wool, loop type) i know nowt about carpets!

    For heavens sake, who puts 100% wool carpet on stairs? It would last longer if she went for an 80% mix.

    i know, thing is if she doesn't know how long it was on there it's likely very old yet she is talking about it like a priceless heirloom!

    so the update is, she replied to my fair explaination/calculation (i asked her how old the carpet was again) and decided she is going to work out how much it will be with a 30m sq m wool carpet. Isn't it amazing how she remembers how much it cost per sq m yet not how old it is. Also amazing that the same carpet on carpetright is nowhere near that much. I'm done being nice and I'm going to DPS now - you guys can yell "should have done that earlier" haha! :)
