My average commute is about 20mins each way in the van driving to my first job and back from my last. I guess that's around £5/day cash. I couldn't cope with a near 2hr commute each way every day. Most important thing to me is time with my wee boy.

28 miles to work, so around £20 a week driving frugally in a modern turbo diesel spent on fuel. But work pay for my car and diesel so I don't care. Main issue is the 30 minute to a record 5 hour drive along the delights of the M56 and M6. For some reason I haven't taken up work's offer of the cycle to work scheme.

110 minutes does seem a long time to get from Southend to central London.

I seem to recall reading ages ago that estate agents used to find people with a commute of 100 minutes or more each way would be very likely to put their houses on the market within a year or two. My commute was a bit less than that and I lasted a few years but I can see what they mean.

I was in same situation, in past.
I am glad that I choose to stay near to work rather than having big house but commute a lot.
    Adv:
    1. You will save on journey pass
    2. You will save time too (in ur case it's same)
    3. If it is first home than I would suggest take small step first n than jump to big (unless you have big family)

Consider access to all amenities at both place. No point of having big house but every time you have to drive miles for grocery.
I had option of buying 3 bed house, garden, drive in zone 8 but I choose to stay in Zone 5 by having 2 bed flat with all amenities under 1 mile. (Waitrose, sainsburys, tesco, most banks, high end fashion shops)
It's not advisable to stay on tight budget when you buy first place.

Until last year, we lived in St Neots and my husband commuted to Zone 1 via Kings Cross. It took just under 1 hour 10 mins door to door and cost £4500. He also worked from home 1 day a week. He did get a loan from work and it was deducted from his salary monthly so was easier on our pockets. He absolutely hated the commute! I had a 45- 60 minute commute in term time and a 30 minute one in holiday time to Cambridge.

With children, it made sense for us to live outside London.

We've now moved to Norfolk. Vast difference. 30 mins for my husband to Norwich when he drives or 15 mins on the train. Total annual cost less that £1k

5 miles, about 8 minutes, in the car, each way. That uses about a litre of petrol.

Fifteen minute walk to the station, fifty five mins from Southend to Liverpool Street (say an hour because they're always running a couple of minutes late). Thirty five minute tube ride involving two lines and a change of station at Oxford Circus, five minute walk from the tube to the office.

That's assuming there's no !!!!!!ation factor as there often is on Abellio Greater Angrier... :D
