    I've been Money Tipped!
I cycle 3 days a week because we live close to a canal with routes into London and good paths.

I think if I worked in Clapham I'd be looking at places outside London where the trains came into Clapham Junction, Waterloo and Victoria rather than the north. Not only would that save you commuting time but it would save you money on the travel if you don't need Zones 1-6 added to your monthly ticket.

Also remember you can save about £50 a month if you buy a yearly ticket rather than a monthly one.

I don't work in Clapham, I go via Clapham junction at the moment but there's still a train and tube after I get to Clapham Junction.

A 2 bed flat in London is what these days? £400,000? You could get a 2/3 bed house for A LOT less than that within 45 minutes commute of London. In a lot nicer areas!

    We're looking at £250k .. that's a 1-2 bed flat in west london or a 2-3 bed house in Stevenage ...

Edit: When I say west London ... I mean very west (zone 6)

You can get a 2 bed flat anywhere in Zones 1-6 in London? Wow I really thought it would be minimum £350,000 these days?

Then yes if your mortgage will be the same you will need to weigh up if the extra money every month is worth it to you as individuals. Some people would rather live in the flat in London. Some people would rather have the space and contryside outside London.

Only you can decide if it's 'worth it' to you.

Yes, the london one isn't in the area we'd choose to live in if money were no option but it's the only place we could afford in the next year. It's so hard to rent and save and I feel like the longer we rent the more likely it is that we'll be out priced from buying anywhere.

Does it have to be West London?
Where exactly do you work? South East London have areas where you can get 1-2 bedroom flats within £250,000, and potentially a shorter commute..

I drive and work out that my car costs £80 a month in running costs (Excluding Fuel) and about £120 in fuel.

My Car is fully paid but cost about £4,000 and will hopefully last about 5 years, so that's another £70 a month - so total cost is £270 a month (And I also get a car to use for non commuting!)

Work and back is 24 miles a day, which in theory is about £80 a month in fuel - but it's really not.

Assuming 4k every 10 years for a car, plus tax, insurance, servicing, etc...

    It's about £200-220 a month.
