Vendor mis-representation

I bought a house with a large south facing garden in September 2015. I was concerned about the size of the garden during the buying process, so I asked the vendor how much maintenance was necessary. She said just mow the lawn once a fortnight and the rest looks after itself. Pleased with this, I continued and bought the house. Now, in July 2016, having had an expert gardener round, I discover the lawn needs mowing every week and I'm having to spend every weekend pulling weeds up and taking lawn cuttings to the tip. As I bought the house less than 12 months ago, what compensation claim from the vendor because the vendor lied? Can I make her pay for a gardener?

You should set up a contract with a gardening firm for weekly maintenance, and forward copies ofthe bills to the vendor.
If she does not reimburse you, send a "Letter Before Action", wait another 10 days, and then start procedings via https://www.moneyclaim.gov.uk/web/mcol/welcome?hc_location=ufi0 -
When I read the first sentence about south facing garden, I thought you were going to say you had since discovered it is in fact north facing!0

It's fairly simple ... if you are that stupid you should not buy a house.0

It turns out it's actually South-East facing, but I'm not that petty. How can the vendor get away with lying, though? They should change the solicitor forms they have to sign0 -

Lawns need mowing every week? Oh crap, the house I bought has four small lawns and my vendor didn't even say ANYTHING about mowing.
How much compensation can I expect?0 -
Just put in an order for 20x Gunnera manicata and 20x Euphorbia pasteurii*, stick them in the ground 3m apart, water and relax.
In no time at all you'll find that mowing the lawn is a thing of the past, although you may not be able to find the lawn anyway.

*OK I know the Euphorbia looks almost normal compared with the Gunnera, but people who sell you plants lie too. Mine is way taller than me and at least 3m across. :cool:0 -
My carpet attracts more crumbs than normal carpets meaning more hoovering. I'm in the process of claiming the excess wear and tear on my hoover from the lying scumbag who sold this house to me.0
