Selling flat, does it look OK?

Gawd, I wish I could get my hands on it
It does need a lot of 'dressing'. Just the basics really, my ex's flat was the same and he was adamant he wouldn't let me do anything. In the end, I went to Dunelms and spent £100 to get it looking nice! It's hard to know what to say without causing offence - most above me have said all there is to say really. It really does look like it was a rental.
Good friends of mine live round the corner in Christchurch Road - I have walked past your block many times
Good luck.

Agree with other posters, it looks bland at best, grim at worst, not somewhere I'd want to live in.Make £2025 in 2025

Re address... Norm in England is to to give street or flat development name, and town. You don't normally see house/flat number. The first EA listed the street name and I'd expect the new one to do the same. It's very unusual for the address not to be given. 'Reading town centre' is a large area - how do I know if it's near my work?
Agree with all the comments re dressing. The walls look very yellow with it so empty, and it looks like the yellow goes very badly with the carpets. This listing immediately makes me think "needs redecorating". First listing didn't.0 -
A few things in 'Key Features' on the original listing would have been useful to include here:
- Landscaped communal gardens
- Less than a mile from Reading Station
- First Floor position
In fact, the whole listing is much more appealing and includes useful info:
"The remaining lease is 114 Years. Service charge c. £1060 p/a Ground Rent £25 p/a"
New listing also has typos: "Less than 0.5 Miles form The Oracle Centre", "Viewing reccommended" (I know it's picky but it points to lack of effort from the agent).
Why did you change agents? Clearly the original listing worked because you accepted an offer (although appreciate it then fell through)0 -
Haha YOU pretty much posted the exact address with your link to the previous agents!
Doesn't take much more than 5 minutes to find the exact number of most addresses anyway. I don't know what all the fuss is about either way. I do understand though.
FYI and peace of mind OP, I have no reason to be in reading and would be able to provide an almost minute by minute account of my whereabouts - with proof.
FWIW,
Livingroom - The curtains (lose them) and a sofa facing a wall are not a good intro. The other sofa was better, but cushions and a better presentation is enough. Everyone knows the sofa is not staying:D
The kitchen is fine (even the cabinet doors) but put a pot or two on the relevant shelf? I would also add a new modern extractor else make that one sparkle!!!
Bathroom - remove the cupboard thing and replace the shower curtain with a modern fixed one as advised above. Buy a towel set on the high street c.£20 all tied up with a cherry on the top. Place it on the top bathroom shelf. DO NOT USE IT! PS remove any damp/ used ones for viewings and do not hang them as shown ever again, lol.
Bedroom - Have you considered turning the bed 90dg to under the window? From what I can see, that is optimal visual space. Bedside table same wall to left of window, then bed, and the tall cupboard far to the right. As the window is not central, you could get away with that IMV. That would also improve access to the wardrobe and useable floor space.
Decor wise, you have enough to dress the place back in already (between the two links), so just be sure to leave the keyboard/excerise stuff in storage and take the living room boxes under the desk on your way to collect some of your belongings.
HTH
PS The bedframe creates a visual barrier in the room and draws the eye e.g black. You could also perhaps try the bed without the bed ends - particularly the foot end - to give an open feel to the room.0
