Selling flat, does it look OK?

Hi,

I've recently put my flat on the market and I'd like to know if there's anything that would put potential buyers off or anything that could be done to make it more attractive to buyers. Here is a link to the listing on Rightmove:

    The living room looks rather bare, especially with all those empty shelves and storage boxes on show.


    A small table in front of the sofa, removing the boxes from camera view and, perhaps, adding a few plants and ornaments to the shelves would make it more cosy.


    Very picky, but fold the towel neatly.

    To be honest it looks a bit drab - sorry!

    I assume you don't want to spend much money - some investment in the kitchen and bathroom would make it much more buyer friendly. Replacing the kitchen cabinet doors and a new extraction fan could really improve the kichen - a few hundred quid would do it.

    For a quick fix you could dress the living rooom? Borrow a nice sofa, matching chair and coffee table (modern and simple). The shelves in the living room look a little out of place. Could you take those down?

    The unit in the bathroom doesn't really help - can that go? Maybe replace the shower curtain with a modern screen.

    I think your photos of the lounge would actually look much better if the lounge was empty. It is possibly the worst lounge photo I have saw on an advert. Living room - rest, relax, cuppa tea on the coffee table, lamps on, telly, photos.

    I assume you rented out the place?

    Bedroom - the 2 photos taken are not great, standing in front of the double door/wardrobe would give a better photo.

  • I cannot work out whether it is lived in or vacant? I would remove the settee from the living room and possibly even empty it completely. Leave the bed in the bedroom to show space?

    I cannot get over the price! my 3 bed semi is on for £92,500 at the moment.

  • Parking would put me off. The first picture shows yellow marks on the pavement, suggesting restricted parking and no mention of allocated parking. Seems to be in the town centre so I would wonder about off street parking possibilities. Anything else is cosmetic and can be changed

    It's not rented out, I'm living there at the moment. It looks quite bare because I packed almost everything in anticipation of completion, but then the sale fell through so I put it in storage.
    To give you an idea of what it looked like before, here are the photos from the previous estate agent:

    You're right about the parking. There's no allocated parking and the on-street parking is permit-only, although the permits are free. There's a permit parking bay just to the right of the flats that's not visible on the photo.

    The description is rubbish, you could do with a room by room breakdown with dimensions (I know they are on the floor plan, but they should be in the description as well)

    Pointing out it is 1/2 mile from the Oracle is OK, but most places in Reading are, and it should say it is the walking distance not driving or perhaps phrase it as a 10 minute walk away (though the walk from there isn't a particularly pleasant one) Adding that it is only a mile from the station would be good to spark the interests of commuters too. If you want to emphasis motor transport then the closeness of the M4 via the 329(M) into London or Bristol and beyond might merit an entry.

    The other issue I have with the description is that it doesn't point out one of the major selling points (IMHO) and that is its proximity to both the university and the hospital. There is quite a market in both BTL and short(ish) term ownership from students (or their parents at least) and from the hospital staff, many of which will be moving to the area and therefore unfamiliar with Reading.
