You or th OP can offer what you like but that doesn't mean it will be accepted and your offer is just based on a figure you plucked of the air.
If you want to sell a house you eventually have to accept someone`s offer, and the house is only worth what someone will pay for it. Very very simple logic.0 -

Not in the slightest. The OP already said it was a rural house. Houses in my rural area are pretty damn slow to shift unless they are pretty exceptional. 1 yr on the market is nothing, 2 is nothing to be concerned about.0 -
