    Are there any comparable properties that have sold recently, it's difficult to give an opinion without knowing the property or area.

    The problem is like you I don't he's financial position or how easy he can rent the property and we don't even know where the house is yet you talk as if you know everything.

    He did say it was rented. For what's it worth I think it probably is overprice as its been on market for a long time but without knowing more I couldn't guess by how much.
