    It's impossible to say what to offer, we brought our house in 2012 and its worth a third more than we paid but we are in a sought after area in the south east, but only you know your area - has your house gone up in that time?

    Anyway that to one side check on rightmove what others have sold in that period that are similar and judge if this is better or worse if worse it's worth lower better it's worth more.

    It's always easy to say walk away of X y z on here but it's your potential house or not so only make a threat you are happy to keep.

    Offer him 100k, he is desperate, if it hasn`t sold by now it is not worth anything close to what they would like it to be.

    I just don't like you offering useless advice to people looking for advice. Why don't you keep your comments on the discussion board.

    In my experience you need to be seen to be serious or you may not be given the time of day. If you mess around with low offers then someone could come in higher and they accept. How would you feel then.

    Someone saying offer £100k is just ridiculous.

    If you know they may accept £195k, and I really liked the property I would probably go in at £190k, expect it to be refused then offer £195 and say that's your lot.

    I only say this as previously I offered low on a house, got rejected, I offered a bit more and they sat on it, meanwhile someone offered higher and it was accepted without me being given a chance to boost my offer as the Vendor thought I wasn't serious with my low offers.

    If you are prepared to lose the house, offer low and stick to your guns. If you love it then offering 16% below asking is IMO too low.

    thanks everyone...and thanks Crashy but I obviously won't be offering £100k!
    I did ask the agent at our 1st viewing what was the minimum that they vendor would accept was! I reminded him that he had said £195k and his response was 'there is a figure that I have been given' suggesting that it was lower than £195k!
    I think i am viewing with the other partner in the EA tomorrow so i'll sound him out too!

    no they are not, this is true. The area is very rural and not an area that may appeal to many due to transport links.
