I find it a little difficult to grasp the fact that people usually have one bath for any number of beds - it is a huge bottleneck in my opinion for professionals in the morning - esp if one has kids as well.
Your house has one bath, and one more thing is that if one has to during the night, they have to climb down the landing/stairs to the mezzanine. Wouldn't it be a difficult sell?
Not to be rude - but my opinion thats all.
Youll find many of the properties are like this in the UK. I guess thats where we differ from the US.0 -
Tried to get in touch with the housenetwork this morning, they told me they would call me back, still no sign so ive decided not to bother with them now, and ive instructed another local agent.
I think as soon as i mentioned i wanted the 0.75% option it put them off as obviously the people who come out for the housenetwork get the 199 pound to do a few photographs and a description, which takes about a hour, that is whether your house sells or not.
To be honest if you was an agent for the housenetwork and and you had 2 of those 199 pound listings a day 5x a week it would be a decent income for someone even if they dont sell your house.
I had spoke to this local agent before and to be honest i wanted to go with them before as the fee was only 1% and when the Estate agent came round, she did not come out with all the flanel like the others did, mind you i suppose thats why i went with them.
I will see she's coming round on Friday to take the details and do the photographs and hopefully all my faith will come back for Estate agents( well some Estate agents)
Need to get rid of some of these boards, might have a fire later lol
so i think ill see how i get on with the next ones, fingers crossed

I'm thinking of putting my property for sale with House Network and wondered if any of you sellers registered with them are getting any potential buyers or had actually sold recently thru them?
I'm asking this question to try and get the latest info before deciding whether to pay them to list my home during in this current difficult selling period.
Your information appreciatedYou don't stop laughing because you grow old, You grow old because you stop laughing" Large print giveth - small print taketh away. "0 -
I would use them but go for the 0.75% option with no fee, i never bothered but the way things are i would try them as my local estate agent hasnt came up with the goods yet.

So has anyone had any sucsess with the housenetwork? I went to their website earlier and you can tell by the times we are in, things are changing.
All their packages now have a fee , has soon has soon as one of their agents comes out they get 199 pound for a couple of hours work, not bad hey??
I thought they were struggling when i enquired about the 0.75% no fee option and they did not return my call.
I think it just goes to show, the only way they can survive is only have the packages with fees where people pay up front, knowing theres not much chance of them selling your house.
Im glad i never used them now even more, no estate agents charge a fee upfront and the way the market is, you would have to be a mug to pay someone up front to sell your house.

I totally disagree. Estate agents don't charge a fee up front, instead you end up paying a significant sum after you've sold in order to pay for all the time-wasters and kite-flyers who haven't sold but the EA has still had to spend out money for marketing materials and staff. House Network works on the honest principle of you paying for what you get. For a total fee of less than 500 to sell a house, I've saved a fortune with them.
In a market where perhaps not many people at all are getting many viewings, then you wouldn't expect House Network to buck the trend but if you are a motivated seller and it is your absolute aim to sell and price aggressively then I would still choose to use them. It doesn't matter how much an agent charges you, the service I'm afraid is pretty much of a muchness. You don't get what you pay for.
You don't honestly think those agents get 199 themselves to do a measure up? They probably get 50, if that.Everything that is supposed to be in heaven is already here on earth.

So tell me this then why have they took the commision only deals of there website???
Even if they get 50 pound each one its still good for 1 hours work, now how many people would go with any estate agent in the current climate and pay a fee up front.?
I agree in a good market it would be ideal, but the simple fact of the matter is the housenestwork have withdrawn all there no fee deals, now why do you think that is????
And of course it does matter what a agent charges you, if a normal agent doesnt sell your house they dont get a fee, housenetwork get a fee straight away, it might be low, but if a housenetwork agent had three appointments a day, they would still earn a few quid a week.
Your not a housenetwork estate agent are you??

If estate agents charge high fees to pay for all the wasted effort of trying to sell a house that never sells, then people in an economy like this are liable to look for cheaper deals where they can market quietly and 'take a punt' - if it sells, it sells, if it doesn't, it doesn't. House Network model will fail if people paying only 500 pounds to sell a house (greatly reduced in this market) are subsidising those just 'seeing what happens' (more likely in this market) - You can't endlessly continue to employ nationwide 'agents' who must be paid regardless of the way the vendor has chosen to do business.
In a really tough market, battening down the hatches and just concentrating on those that will generate a fee makes sense for that business.
It's a different way of doing and if it saves money then I don't see what the problem is. If you are confident of selling your house then what is the point of paying an estate agent up to 2% + VAT of the value of your house for doing exactly the same thing? I've used HN very successfully in the past and saved plenty of money on the principle that I'm not paying thousands for someone in a cheap suit to sit and chew gum in an office while I carry out all the viewings. If I have to pay 500 quid to get my house seen by the right people and sell it myself, fair enough.
If you are prepared to put your money where your mouth is, House Network is the perfect antidote to the high street agent.confused31 wrote: »Your not a housenetwork estate agent are you??

No I'm not. What a shame that a different point of view to yours makes me some kind of vested interest.
I've just bought and sold enough houses to know what it is that sells them. It's invariably not the personal influence of the Estate Agent.Everything that is supposed to be in heaven is already here on earth.

Hi everyone!
Its been a long time since I posted in this thread! Since my last posts weve dropped the house from £124999 down to £107950 and also taken new photos (had new flooring and redecorated some of the rooms) however we still seem to be struggling!
Weve had two viewers since the house came on the market. The first one was a mistake - he wanted to view the house nextdoor! The second viewer was just after we lowered the price to £109950. They seemed pretty positive but had another 17 properties to view that day and we heard nothing back!
I was just wondering if anyone could have a quick look and give me any tips at all!
