Keep outside 1.
Living 2 makes I look biggest and best and scrap 12,13,14.
Kitchen 4 best scarp 6,7.
Bedroom 16 needs declutter, wider angle, and get B****y light on.
Bathroom angle shot more down and lower the to get in more floor and less over window - but still lifeless.
Halls stair landing waste as it does not add anything.
Double bedroom 5 lights needed, shade needed, 15 doesn’t add more so scrap.

Its the first time weve sold, so all help is appreciated!
Ive gone through and removed the other photos keeping the ones you suggested. I willl also at some point tomorrow have a clearout in the blue room and take another photo.
I did ask about having the property put on the market as 3 bedrooms, however I was told that as the downstairs room dosent have a window, only a glass door their not allowed to call it a bedroom!

A what? Mate, my last master bedroom had big double doors instead of a window and it was very much a bedroom.
So if you blocked up the door a bit and turned it into a window it would be a bedroom? Rubbish. It needs an escape route and a door (if the idiot hadn't noticed) is a better escape route than a window. Can't you still change the number of beds yourself on HN? Ive just spoken to the HN again and this is what they have said!
Because were using the downstairs room as a recpetion room, they cannot market it as a thrid bedroom as they would be liable under the property misdescriptions act.
They said if we took the dining room table out and put a bed in there, they would then be able to market it as a thrid bedroom - however the room would then have to stay like that.
I argued the point that we have a sofa bed in there and use it as a spare room - like many 3 bedrooom properties, the room is only used as a bedroom when people come to stay. She went on to say that it couldnt be done unless we actaully turn it into a bedroom.
I could be wrong, but I really dont follow.0 -

My Goodness are they really trying for you?
If they are so hung up on PMA why ot use the term "Potential Third Bedroom" Or as you have explained YOU use as spare bedroom.
Take it from me, as an EA, I would be finding any way I could to make it sound better and provding I fully explained why I was using terms - but then as an independent I am more able to 'sail close to the wind'.A retired senior partner, in own agency, with 40 years experience in property sales & new build. Tell HN you have a copy of the PMA rules and ask them to quote which part they would be breaking.:D

Thanks for your advice. I will give Consumer Direct a quick call tomorrow as I presume the PMA is dealt with by them and ask their advice.
I think i'll take the dining room table out and put the sofa bed up (making it look pretty!) and take a few photos - At least that way it can be advertised as 3 bedroom!0 -

Thanks for all of your replies. We have been on with them for nearly a week now. Still no viewings booked, but I think the market is pretty slow at the minute with all this Northern Rock business!!
IF you just think its this northern rock business then you are in for a shock....It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0
