Precise Mortgages - how long from application to offer?

  • I'm currently waiting for an offer from precise. I have one CCJ paid off and satisfied only in June this year. I've had DIP, and have submitted P60, passport for identification, 3 months wage slips and 3 months bank statements. I wasn't planning on applying for a mortgage so soon but I had an offer on a new build I couldn't refuse. Because of this June's bank statement isn't the best, it doesn't have much money left in my account by the end of that particular month, around £150. Julys and august statements also show a number of online betting deposits. August there was multiple deposits totalling £100 and £60 for July. I'm very worried they will question this as I'm due to pay my deposit on completion in December (I can comfortably manage this) my application for mortgage went in on the 12th of September, I received a reply on the 15th asking why my signature on passport was different from the precise declaration I signed. They also asked for my home land line number which I have provided so hopefully will hear something by end of this week. I'm just very worried about the high spending on my account in June and the online betting deposits. I don't have an overdraft and my accounts have never gone minus

    Most of time I'm in my overdraft so I wouldn't worry too much. I don't know their opinion on betting
  • I wouldn't worry about the CCJ, they wouldn't be in business if they didn't take on CCJs etc, I have a 3 year old one that was finally marked satisfied in the new year. As for account balances I don't think that matters either you will always have some months more expensive than others. The gambling is something I am unsure of as I never gamble, they may ask you for bank statements going further back to ensure your not an addict.

    So Friday 15th? That's quick for a response have they booked your valuation in yet?
  • Friday the 15th yeah, they didn't contact me directly they contacted my broker stating that once they had the template gifted deposit letter given to them they would instruct valuation - I'm not sure if this is good or not? Seems to simple :/ the credit searches have been done and valuation taken but we haven't been told we have passed credit check and the other checks etc. Will they wait until valuation before they look at the application properly?

    Are you htb as well as i agree it's seeming too simple. We were told that at credit check if it was problem tier would be adjusted then so I take it as no change it's now down to affordiabiltiy and valuation
  • Yeah HTB, I dunno if maybe the broker has lost the gifted deposit letter and this is a roundabout way of getting a new one. Does the broker do any affordability as I was hoping that would be assessed early on? When did you apply?

    We applied a week ago and my broker said affordiability calculator not given by precise but dip should have come up with a reject if didn't meet it so should strictly be just checking info is as it says.
  • That's fair enough hopefully it all goes fine! Il keep everyone updated although it's going to be a couple of days before I can get this template letter sorted ugh!
  • Still no need for us and no valuation yet. Our broker sent paperwork they requested over today and said she will phone them Wednesday for an update. We move out our house next Friday so praying for an offer before then. Good luck everyone x
