Precise Mortgages - how long from application to offer?

  • Oh no. What a pain! I’m literally sure they will come back asking for some more information from us today/tomorrow can see it coming. What is it they have asked for if you don’t mind me asking? Just think it’s one more step closer to having your dream home 🏡

    I'm 1 week and 6 days in (incl. weekends) and have had the following questions:
    Proof of deposit - they just wanted a copy of my latest savings statement
    Proof of reservation fee paid to developer - sent receipt
    Query on something on my payslip which is my pension contribution
    Mix up on address as my original ATP from HTB was for plot address but I've since had my actual address so had to go back to HTB and get that fixed - they were super quick and changed it within an hour
    Confirmation of which payment on my statement was for rent
    One further bank statement from main account as didn't have latest
    So - nothing major and apart from ATP my broker had all of this in hand.
    Valuation has been completed and all fine. The underwriter told broker that she would be looking at my file on Friday so everything crossed now!

    I am hoping to fit the criteria for Precise and a few other lenders by the end of March. I’ve been reading on the forums about how long it seems to be taking to get an offer from adverse lenders. I’m going to try to get all the info together so its ready before we put the application in. I wondered if any of you who have put applications in with precise could please give me a list of documents/letters they asked for throughout the application? Also what kind of questions I should expect? I’m worried about spending (food..clothes and toys for the kids...takeaways etc🙈) Thank you ☺️

    Taking out the delays due to my business having to close, mine was approximately a week from application to offer.. questions where mainly any large sums coming into my account or leaving it, I have 2 currents accounts they questioned this ( 1 being a bill account the other what I have left for personal spending).. they wanted proof of where deposit had come from (I had to send mendum of sale) if you have a broker most will enter all this on submitting application..

    Wouldn't worry about takeaways lol I was cringing at how many times just eat appeared on our bank statements and they never mentioned it! Think as long it's affordable then your ok!

    I’m the same. A few questions today about the Seiss grant I took which has worried me! Few more days to wait again!
  • @Millybob90 did they only want one months proof of normal income to issue you the offer? Did you take the Seiss grant at all?

    It was monthly in my application but was only a weeks to prove I was back trading.. hard to explain once we were open my business isn't affected by covid until the goverment shut us. So there was never an income issue except for lockdown.

    I did due to my business being closed. My loss is due to government not a suffering business. In that sense precise was very much looking at me individually not ad a general if that makes sense
  • Ahh that makes complete sense. Good to know as my situation is the same so I may have to quote you if they have an issue with it. I have a feeling I’ll be waiting until April 12th if they decide to offer.
